You won't believe a Realtor would say this, but now is a good time to buy!! With a 30 year loan at 4% interest, 30% of the monthly payment pays down principle. At a 6% interest rate, 16% of a loan payment goes toward principle. At an 8% interest rate, 9% of a monthly mortgage payment goes toward principle. At a 10% interest rate, only 4% of a monthly payment on a 30 year mortgage goes toward principle. With interest rates at historic lows, and values down in many areas, NOW is a good time to buy or refinance real estate.
