Locked up this 5 acre parcel for a client of mine in a prime location. Surrounded by the Hospital, close proximity to the freeway and state College; a lot of positive signs. Even more positive is the approach used to secure this deal. I was able to utilize what I call the Delayed Closing Strategy, where the property is put under contract and the closing is pushed out considerably longer than a traditional purchase. What this does is it gives the buyer time to add-valu...e to the asset without having to distribute capital towards the downpayment and closing costs. Capital is preserved and allocated towards the value-add items which can include renovations, Capex, development, permitting etc. Is there risk with this approach? Yes because if you don’t eventually close on the purchase then all that time, effort and capital put into the value-add activity would be at risk of being lost. However, utilized correctly and you can earn some MASSIVE gains for your time and on your money. What are your thoughts?
