This was by far one of the most challenging escrows. Not from the usual stuff like home inspection repair negotiations, appraisal issues, even competing against multiple offers. Although all of those did come up.. This one involved an incorrect Power of Attorney, my Buyer client on a ship in Japan unable to dock, multiple versions of POA, multiple fedex overnight fees. I have been doing this a long time, I thought I have seen it all. I call them the 5 VA Commandments for a ...POA. Do you know what they are? I do now! Got it done, got it sold! What I learned from this escrow: Even though POA is not our responsibility as agents, triple-checking so that all parties are on the same page could have saved some time and grief.
