This forced air furnace dates back to 1956, And it’s still running. They certainly made things to last in the 50s. Unfortunately we must recommend to have the unit replaced since it is past its useful service life and be expensive to replace once it fails. @ Chula Vista, California
Granule loss from your roof material is an indication that your roof is in decline. This roof had severe granule loss and areas where the granules are completely missing This roof also showed signs of previous roof leaks. With all things considered, repairs would not be enough to prevent further moisture intrusion and damage. Ultimately a re roof will be advised and recommended. The bathroom in this home has symptoms of microbial/mold growth inside. This is due to an active water leak from the main sewer line. The constant moisture and water leak has created a humid and damp environment for mold to grow. The plumbing should also be properly repaired or replaced. @ San Diego, California
Check out our thermal imaging pictures from a recent inspection. We were able to find active roof leaks not seen by the naked eye during this inspection.

As home inspectors we cannot determine the remaining life expectancy of a roof. Especially if it’s in this condition. We can only identity and report what we see and if it can be a potential problem.
