Zoning in surrounding neighborhoods allows 4 homes/acre for single family and 12 homes/acre for multi-family. Nearby Summerfield Estates is built at 5.2 homes/acre. Five home types will ensure a visually interesting neighborhood while meeting a variety of housing needs for Poway families.

Fact: Prop FF was created to ensure that any project proposing changes to open space will have significant public benefit to win support from voters. Should Measure P prevail, Prop FF remains in effect. In fact, the only way that any changes could be made to The Farm in the future is with approval from the HOA, approval from the City Council, and another vote mandated by Prop FF. Gaining app...roval of a project under Prop FF is a high hurdle to clear. The Farm went through a two-year process including extensive community input, preparation of a Specific Plan and Environmental Impact Report, and approval from the City Council. The result is a project with demonstrated public benefits provided at no cost to taxpayers and opening up a property that is currently off limits to public use. This is precisely the type of project that Prop FF intended to encourage. The Farm in Poway is a thoughtful, civic-minded project and we are proud to have the support of the Green Valley Civic Association, Poway Chamber of Commerce, Poway Firefighters Association, San Diego Deputy Sheriff’s Association, Endangered Habitats League, and both of the local Republican and Democratic parties. Fact: Public access to open space and recreational amenities in The Farm is guaranteed by Conditions of Approval adopted by the City Council. Public access easements will be required over all areas designated Open Space Recreation, guaranteeing public access to these areas. There is no mechanism for the HOA to remove these easements. Open space and recreation were key driving factors of The Farm’s design and it will open this former private country club to all Poway residents.

Villa Capri Trattoria Poway and AleSmith Brewing Co. are in negotiations with The Farm to operate the beer garden and restaurant at The Social. Villa Capri Trattoria & Wine Bar is a Poway favorite and considered one of the best restaurants in town. AleSmith Brewing Company is owned by two Poway residents, and we are proud to help them open their first Poway location. We are excited by the quality these two great operators will bring to The Farm!
