Welcome to 6628 Richmond Ave, our expansive new listing in East Richmond Heights. Your house has resolutions too, you know! Here are the home maintenance tasks you should be tackling in January! Store Christmas decor in labeled bins (yea I'm talking to you @katiehennesseyoaktown) Refresh play spaces (grab a few stylish storage bins from Target to clean up the kid toys!) Replace smoke alarm batteries... Clean out the fridge and wipe down shelves Replace shower curtain liners Wipe down fan blades Wash duvet covers and sheets Organize dresser drawers and closets Replace burnt out light bulbs Remove dust from air vents Make a list of items to stock up on (please don't let it be toilet paper again this year)! We are t-minus one month or so from moving and we’re on a mission to declutter and organize as much as possible. We’ve been sorting, donating, and containing. It’s been a lot of work, especially because Niko is transitioning out of many clothes, toys, and books, but it’s a good time to invest in clearing out the closets and shelves. We want to be able to move only what we need and use to our new house. Today, we tackled books and I’m quite pleased with out it turned out I u...sed to arrange book by height, but arranging them by color will (hopefully) empower both boys to put them back in their correct sections. I’m more conflicted about this color code approach for our own books. I’m sure my grandparents, who both worked in the field of library and information science would not approve. What are your thoughts?! And do you have any tips for decluttering toys?

It has been quite the journey with our upcoming listing - 6628 Richmond Ave, but we are SO excited to be bringing the home to the market next week. We had plans to stage the home and go live on the MLS in the beginning of December. Unfortunately, our plans changed when the sellers received an urgent notice from the city that they needed to address an un-permitted structure attached to their home. Luckily, our amazing assistant, Stevie Villatoro, saved the day! Stevie jumped... through all the hoops the city planning department threw at her in order to get the home up to code. She applied for permits through the city, met with contractors to get competitive bids, and made sure that the work progressed on a swift timeline. Ultimately, she saved our seller (and us!) so much time and stress. We are so grateful to have Stevie on our team! Staging went in this week and we are thrilled with how it turned out! Jason and Angel had their initial buyer consultation with Paul and Katie at the end of December. One week later, they went on their first home tour with Paul at 12pm. They decided to write an offer right then and there. Paul drove home, drew up the offer, sent it for signatures, and four hours later they were IN CONTRACT!! Paul and Katie led Jason and Angel through a smooth escrow and they were given keys less than a month later. When you buy a home, in addition to your dow...npayment, there are also closing costs, which consist of lender fees, title/escrow Fees, taxes, and other miscellaneous costs. A "credit" towards closing costs will go toward paying these costs and fees. Jason and Angel intended to offer 655k on 4024 Suter Ave in Oakland. Instead of offering right at 655k, they offered 10k higher and requested a 10k credit towards closing costs from the seller. Essentially, this makes their loan amount a bit higher, but it allows them to conserve an extra $10,000 in cash so they can immediately make upgrades to their new home. The sellers did not provide their own home and inspections, so Jason and Angel wrote their offer with an inspection contingency that allowed them to procure their own reports. We were then able to negotiate an additional 3,500 credit, bringing the total credits towards closing cost to $13,500. Jason and Angel received keys yesterday, and they immediately cleared the Section 1 of the pest report. Today, full interior paint has begun. By the time they move in, they will have already made updates to their home that will give them instant equity! These are the types of stories we LOVE to tell.
