If you were waiting to buy a home in an economic slowdown, like in 2008, and wonder why the prices have not dropped with so much craziness, I will try to elucidate why below. Since 2017, on average, when prices changed by 1 percent in San Mateo County, the number of new listings changed by 8 percent. This suggests homeowners are fairly responsive to price. That is, the supply of homes available changes more than the change in price. The only time that the supply of housing was not responsive to the price happened in 2008. But 2008 was an exception! In 2020 prices of homes have not dropped a lot even amid a pandemic because sellers responded by decreasing supply, and this kept prices steady.
