Esteemed Clients, These are uncertain times. Almost on an hourly basis, I am getting updates from lenders, title companies, the county recorder, the association of realtors, other realtors, networksactually all real estate professionals trying to find the new normal in this turbulent time. I just want to assure you that I am staying engaged with the market and will keep you up to date with real estate specific news. Here are a couple of takeaways since March 16, when the She...lter in Place Ordinance went into effect in Marin County and then shortly later the whole Bay Area. 1) Interest rates are volatileLast Monday they were around 3.25%, today they are around 3.6%, several days ago they hit 5% with a point you had to pay to keep 5%. This is the bank's way of hedging its bets. If you are buying, check in with your mortgage broker, they must be keeping you apprised of the current lending environment. 2) Listings - Because of Multiple Listing Service rules many of the new listings we are seeing are being advertised off-market, through networking groups and services like Top Agent Network, Aalto, Facebook, etc. I am very tied to these and watching carefully. Some of you are asking me to email you these listings and am happy to do so. 3) Real Estate Showings - Showings are a little more difficult and are on a property by property basis. Many vacant properties can still be seen via a virtual tour with a video. If you see a property you like and want a virtual tour, let me know. I can make that happen.
