Reports are updated with last month's data by the third week of the current month. Quick Read - Median days on market went down from 33 to 23 days (inventory is still running historically low, market is HOT for Sellers) - Sales to List Price holding steady at 99% (a combination of low inventory and high dem...and is holding sales to list price steady and likely same trend will continue for next few months) - % of Active Listings with Reduced Prices went down from 34.8 to 26% (sellers are still winning negotiation war as demand is very high) - 215 Active listing in Irvine which is 30% lower than last year during same month (inventory is very tight) - Interest rate on 30 year mortgage went down further by .06% (more buyers in already tight market to take advantage of historically lower rate). While the housing market in California begins to exhibit signs of seasonal slowdown, housing demand continues to stay above last year’s level as interest rates remain on a downward trend. Trends: 1. With the number of new coronavirus cases in California setting new record high, the tens of millions of people in California found themselves under new stay-at-home orders starting this past Monday. This will likely have implications for the housing market as renters and homeowne...rs face associated impacts to their incomes. 2. Nearly two-thirds of REALTORS noticed a slowdown in market activity, according to the latest weekly survey. The slowdown could be due in part to the surge in COVID-19 cases as 50% of the respondents said their clients held back from selling because of Coronavirus, the highest level in five weeks. Forward looking indicators also imply that the market is slowing as it enters the holiday season, as those who expect sales (20.9%) and listings (26.9%) to go down continue to rise, reaching the highest levels in over five months. 3. The pandemic has changed consumers’ housing preferences, according to the latest Annual Housing Market Survey. With remote working becoming the norm, buyers’ housing demand is slowly evolving. Since the Coronavirus outbreak, more than two of five REALTORS (43.6%) saw a change in buyers’ preferences in the property type they want to change. Of those changes, 39% of REALTORS who responded said their buyers are opting for a bigger home; 35% said buyers are opting for a property with more rooms; 37% said buyers are less concerned about the commute time to work; 37% said buyers are opting to live in a suburb rather than a city; 26% said buyers are opting to live in rural areas rather than cities or suburbs. 4. With the eviction moratorium in place through at least February 2021, real estate investors have been holding off on buying until there is more clarity to the rental housing market. Results from the C.A.R.’s 2020 Annual Housing Market Survey show that there were fewer investors purchasing rental properties this past summer. In fact, the share of homes bought by real estate investors was the lowest since 2001. See more

California Housing Sentiment Index (October 2020)* Conventional wisdom would suggest that making one of the biggest financial decisions of your entire life is something best done outside of a global pandemic and consequent economic recession. Uncertainty is elevated, people are losing jobs, financial markets are volatile, and businesses face difficulty remaining afloat. In general, these arguments hold waterif you have recently lost your job, it is likely not the best time t...o purchase a new home. As always, the decision on whether to buy or sell a home will always rely heavily on individual circumstance. The current crisis has also precipitated an unprecedented reduction in the cost of homeownership. During July, the average contract rate on a 30-year, fixed-rate mortgage dipped below 3% for the first time in recorded history. Taken together with median prices that have been growing more slowly, the payment on the median-priced home has actually fallen over the past few years. From that standpoint, it could be a great time to consider putting a foot on the property ladderagain, assuming you are still on a solid economic footing. The housing inventory took a much bigger hit during current crisis than buyer demand and the number of homes for sale last month was down by more than 43% from the same point in 2019. As a result, homes are selling quickly, there is minimal discounting, and prices are rising. A pandemic may not be the absolute best time to sell a home, but with such voracious demand from buyers far outstripping available supply, there’s something to be said for being one of the few options available in any given market. Low Inventory (a.k.a. the lack of homes for sale) may impact the housing market this fall as buyers are actively searching for and purchasing homes, looking to capitalize on today’s historically low interest rates, but there just aren’t enough houses for sale to meet that growing need. According to the National Association of Realtors (NAR), right now, unsold inventory sits at a 3.1-month supply at the current sales pace. To have a balanced market where there are enough home...s for sale to meet buyer demand, the market needs inventory for 6 months. Today, we’re nowhere near where that number needs to be. If the trend continues, it will get even harder to find homes to purchase this fall, and that may slow down potential buyers. Buyers are clearly scooping up homes faster than they’re being put up for sale. The number of total listings (the orange line) continues to decline even as new listings (the blue line) are coming to the market. Why? The post-pandemic period has brought a record number of homebuyers back into the market, but it’s also failed to bring a consistent number of sellers back. Homes are selling faster, and sales are still on an upward trend, but rapidly disappearing inventory also means more home shoppers are being priced out. If we don’t see material improvement to supply in the next few weeks, we could see the number of transactions begin to dwindle again even as the lineup of buyers continues to grow. If you’re thinking about selling your house, this fall is a great time to make it happen. There are plenty of buyers looking for homes to purchase because they want to take advantage of low interest rates. We as Realtors are also reporting an average of 3 offers per house and an increase in bidding wars, meaning the demand is there and the opportunity to sell for the most favorable terms is in your favor as a seller.
