**WE HAD A CLOSING END OF LAST WEEK** This is a nice story...I was in escrow on this property with another buyer and that buyer got a little overwhelmed with the house and property and decided to cancel escrow... Fast forward about a week later and I got a call from the agent asking if my buyer was still interested that her clients really had to sell since they have purchased another home and have taken out a bridge loan. Sad to say, my client wasn’t interested, but literally... I get a txt from my good friends asking if I knew anything about this house and what my thoughts were. Well... I said I know this house well, have all the reports from previous inspections (almost $1000 in savings ) and knew that the sellers were super super motivated to sell! I told my good friends/clients that there was something special about this home and that the location and neighborhood was absolutely incredible! So we put an as isoffer in (since we had known what the issues are/were) for over $35,000 less than what my previous buyer was in escrow for...and it was ACCEPTED !! CONGRATS Andrew and Joanna for stealing this amazing property in a time where houses sell for over ask with multiple offers. We got our offer in, just in time and can not wait to enjoy that amazing backyard and crash in the already built money producing ADU that you don’t even know is on the property! **WE HAD A COUPLE CLOSINGS A WEEK AGO** I don’t usually combine two closings on one post, but both of these homes closed last Friday and each home was owned by two of my favorite couples on planet Earth ! Always honored to help make people’s dreams come true through real estate but even more special when it benefits your best buds! On the left we have this Clairemont stunner! My sellers purchased this house about 4 1/2 years ago and really turned it into a home! First house... bought as a married couple, brought their son home there and have made some pretty amazing memories there (but wait until you see their replacement property ) We listed their home on a Thursday, had over 60 showings in 3 days, about a dozen offers, sold for $35,000 over ask and got a free rentback for 30 days after close! Nothing makes me happier than making my besties happy (and money ) and help them move in and up on their real estate journey! We close on their other property soon! On the right we have this impeccable Spanish style home in South Park! You cannot beat this location in central San Diego! Walkable, adorable, centrally located and oozing with charm! My sellers were trying to keep it as a rental, but we found them the perfect house in Kensington and this house had to be sold! Well, we listed on September 1st, had a ton of showings, received multiple offers and closed just 18 days later all while getting ironically enough also $35,000+ over ask! **WE HAD A CLOSING EARLIER THIS WEEK** I was referred to this buyer from a good colleague and an even better friend (thank you Alanna, yes dinner and drinks on me, yes at Born & Raised in Little Italy) all the way back in January/February. About a month in, my buyer pinpointed his dream property in downtown San Diego, but it felt like a bait and switch. This seller, was not a true seller and between him and his representation my buyer and I felt like we were getting jerked... around. We even eventually offered exactly what they were asking for and then the seller decided to raise the price on us. Feeling defeated and upset, my buyer decided to move on from this property and it was eventually pulled from the market. We kept looking at more properties in the same neighborhood and nothing compared to what we saw earlier in the year. So tough for my buyer not to keep comparing what he fell in love with before. After a few months of on and off looking, 6pm on a Friday night I noticed that the neighbors condo went on the market. Same square footage, nicer on the inside, same huge patio, but...$25,000 less expensive!!! Called the agent, got the details, showed the property the next day, wrote offer same day and got acceptance the very next day! 30 days(ish) later, we have CLOSED!! Congrats Joe, it was one wild ride, but you hung on and got exactly what you wanted!!! So you see folks, patience and persistence does work!
