Housing has been on the leading edge of economic growth since the recovery began, but several signs show that a hot market is causing the market to moderate earlier than normal. Closed sales are likely to exhibit high double-digit growth for May and June, but the overall level of home sales is slipping from its decades-high level at years’ end. Rapid growth in home prices has caused some buyers to become discouragedeven as rates dipped below 3% again. Encouragingly, the number of new listings being added to the MLS each day has finally started to exceed closed sales and C.A.R. is still forecasting at least 10% growth in home sales this year.
While the outlook for the economy and the market remains bright, both are encountering supply constraints as the reopening continues. Despite a surge in consumer spending and an improving job market, labor and material shortages have become hurdles that the recovery needs to overcome. As such, inflation and slower job growth remain topics of concern when discussing how fast the U.S. can get back to its pre-pandemic levels. Meanwhile, the housing market has had solid performance since the second half of 2020 but is showing signs of moderations in recent weeks. As tight supply continues to apply upward pressure on prices, the market momentum could slow as affordability issues kick in in the second half of the year.
As we close out 2020 and reflect back, it is clear that despite losing roughly two months of the spring homebuying season, the housing market was strong in California this year. And, although the housing market has cooled during the final week, there are still many reasons to be optimistic about home sales and prices in 2021. First, ‘cooling’ is relative and the market remains well ahead of 2019 levels. All indications are that rates will remain relatively low and the economy... should heal as the public health crisis abates next year. This means that we can expect more demand for homes in 2021, not less. However, this crisis has also exacerbated California’s long-standing structural issues, and it has become absolutely imperative that we find real and immediate solutions to the supply crisis. Low rates, flexibility to work from home drive California home-buying interest to levels not seen since the last decade, C.A.R. reports - Existing, single-family home sales totaled 508,820 in November on a seasonally adjusted annualized rate, up 5.0 percent from October and up 26.3 percent from November 2019. - November’s statewide median home price was $699,000 down 1.7 percent from October and up 18.5 percent from November 2019. - Year-to-date statewide home sales were up 1....3 percent in November. Defying an otherwise struggling economy, California home sales remained red hot in November, breaking the 500,000 sales benchmark for the first time since January 2009 and reaching the highest level in 15 years, the CALIFORNIA ASSOCIATION OF REALTORS (C.A.R.) said today.
Despite record low interest rates, housing affordability remains a big challenge in California. 37% of first-time buyers moved to another CA county in 2020 because of housing affordability, and 30% of sellers who planned to buy a new home decided to buy in a different state.

Rather than slowing down for the winter, the housing market in California is showing signs of accelerating as we enter December. Both the backward- and forward-looking indicators suggest that November and December will maintain the double-digit pace in closed sales and that prices will be up by more than 10% this year. Rates remain low and several key macroeconomic indicators also improved last week. And yet, even as we near the proverbial light at the end of the tunnel for the pandemic, several key challenges remain before we can fully put this crisis in the rearview mirror.
