This 3 bed/1 bath mid-century craftsman was discovered in complete disrepair in the city of Fremont, CA, a highly desirable location given it's high ranking school system, proximity to 2 major freeways and multiple shopping, entertainment and transportation options. This property was conforming with neighborhood standards of single family homes and situated in an area where such homes had experienced a 27.5% increase in value in a 3 year period dating back to Sept. 2010 according to the Zillow Home Value Index. The Investor participated as private money lender with a ROI of 3-5%. Other potential investment options for this project included creating cash flow as a rental at a CAP Rate of 4-5%, or a re-development partnership.The Net Realizable Value is estimated at 15%.
