Today is my birthday! Birthdays are so magical because even as an adult I’m so blown away with all the love, wishes and reconnections with friends, even if brief. My Covid birthday was actually a lot like my birthdays growing up as a summer baby, I never got to celebrate mid-school year with my friends so unless I was having a birthday party, it was always a quieter birthday. (Any other summer babies feel my pain?!) So how did I spend my birthday?... - Started my morning negotiating on behalf of a client looking to buy a $1.3M second home in South Lake Tahoe (FYI, the Tahoe market is on ) - Meditation with @sarabodin, as recommended by a friend. I’ve been wanting to start meditating and today felt like the perfect day to start with gratitude and love really enjoying Sara’s guided meditations if you’re looking to start yourself. - Worked out on the @onepeloton with @codyrigsby. Yes, on my birthday (but really, who am I?!) - Enjoyed an afternoon of phone calls, FaceTimes, FB & IG tags and DMs, serenading voice notes... and there was even a virtual dance party! If you’ve been paying attention to mortgage rates, you’ve seen some volatility over the past few months but one thing has been clear: rates are holding strong at all-time lows. A few weeks ago, Fannie Mae’s Housing Forecast report *predicted* that the average 30-year fixed-rate mortgage for 2020 will drop to an average of 3%, and then maybe even fall further to an average of 2.9% by 2021. Both would be all-time lows -- and if the average does hit 2.9% next year, many homeown...ers with strong credit could see rates in the mid- or even low-2’s! HOLY MOLY! To put this into perspective, according to LendingTree, 2018 mortgage rates for 30-year loans averaged 4.54% and 4.25% in 2019 but were also coupled with stable or rising real estate prices. With the influx of inventory starting to pick up in the Bay Area this summer plus the incredibly low interest rates, buyer purchasing power is STRONGER than ever! So should you wait for possibly lower interest rates or buy now? My advice: consider buying now because competition is lower than usual and inventory is picking up. Prices are holding steady but could rapidly pick up next year so you really have a winning combo on your hands right now. But anyone hoping a silver lining to the economic chaos would be deals in the housing market have thus far been disappointed; for the week ending May 9, the median listing price in the United States was up 1.4 percent year-over-year, according to Realtor.com. Existing home sales in April fell by almost 18 percent, but prices rose 7.4 percent compared to a year ago.

Dropping some #wednesdaywisdom so listen up: Tax season is here and I KNOW you would love a bigger refund check (or to pay less) so start planning now for next year’s taxes. My advice? BUY A HOME. But don’t just take my word for it, crunch numbers with your accountant and see how it could impact your specific situation.... Below I’m setting you up with some key tax benefits of owning a home that you may want to discuss: 1. A deduction of up to $750,000 worth of mortgage interest. 2. A SALT (state and local real estate taxes) deduction up to $10,000.00. 3. Tax-free rental income of 2 weeks if you rent your home out for 2 weeks per year. 4. A $250,000 tax-free capital gain deduction for singles and $500,000 for couples upon selling. 5. If you buy your home for $500,000, and it is worth $1 million when you die, your heirs' cost basis re-sets at $1 million and you bypass the capital gains on the initial value gain. 6. The current tax law allows you to take a tax deduction of $5 per square foot, for up to 300 square feet of office space. You can get a maximum deduction of $1,500. The points above = more money in your pocket. So take advantage of the time you get with your accountant and score some professional advice and then let’s do this 2020 is a great year to buy a home!
