#JUSTLISTED - Open this weekend! 964 Stanley Ave, Los Altos, CA 94024 4 BED + DEN 2 BATH 2,077 SQFT 0.29 ACRE LOT 2 CAR GARAGE... Price, Virtual Tour, and More Information at: https://www.kirstenreilly.com/964-stanley-ave With over 12,632 square feet of lush, landscaped terrain and a charming, single-story residence, this Los Altos home has the space you need in the location you’ve always dreamed of. In short proximity to excellent Los Altos schools, friendly neighborhood parks, and quaint downtown, this impressive property is designed for a convenient and comfortable lifestyle. Turn onto Stanley Avenue, a quiet cul de sac punctuated with mature trees, and into the home’s attached, 2-car garage. Tucked behind mature maple trees, a thoughtfully landscaped yard with a brick path leads up to the private, front entrance. While the expansive backyard is a true showstopper, the front courtyard patio provides additional peaceful space to relax and soak up the warm California sun.

Under Contract! Hellyer Park - Fixer Upper 4018 Tuers Rd, San Jose, CA 95121 3 BD 2BA 1633 SF $1,000,000... We specialize in helping families who need to sell a loved one’s home through the estate administration process. Sometimes it involves fixing up the home, and sometimes selling As-Is (with some personal property included) is just what is needed. In this case, we explored both options and ended up finding the perfect solution for the sellers.

Happy closing day to my wonderful clients! We looked high and low for over a year and this home was worth the wait. I’m so happy for your beautiful family.

JUST SOLD!!! This was such a gratifying project for us! We spent about one month making strategic improvements to our client's property to have it look it's absolute best. As a result, we estimate that we increased their profits by around $100,000 (based on verbal offers received prior to renovations).

Four Effective Paths to Selling Your Home and Buying Another in 2021!!! Selling a house and then buying another it can feel overwhelming, especially with everything we are juggling these days. You may find yourself wishing that you had more space, a bigger yard, an easier floor plan, or a totally different location. But then the nerves set in as you ask yourself what if I sell my house and I can’t find a good replacement? Can I pick my new house first and THEN buy? How do...es this work? Let’s go over a few of the popular options: This is a financially conservative way to go. By selling first, you’ll know exactly how much money you have for your next purchase. You can then make a strong offer on your next home. You may be able to negotiate a Rent Back with your buyer which means that you can stay in your current home as a tenant of the new owner for typically 30-60 days after you close escrow. This gives you extra time to shop for your next property. - , , This involves moving into a rental before you put your house on the market and then selling your home vacant. This method allows you to get your home looking its best for photos and visits, and is a non-stressful way to sell since you won’t get interrupted by visitors (which is especially nice these days with so many people working and studying from home.) Once your home sells, you can take your time choosing the right home to buy. Important to note: If prices are going up, you will have to hustle, or you’ll risk getting priced out of the market while you’re renting. , If you can afford to buy your next home first, you’ll get to go shopping for the perfect place, get moved in, and then sell your current place vacant and staged and looking its best with no worries about inconvenient showing appointments. The biggest risk with this method is that you’re speculating what your home is going to sell for, so if you overestimate your proceeds and spend too much money on your next home, you could be left with a financial problem. , Here is how it works: you go shopping, find the house you want, and then get a bridge loan that pulls equity from your current real estate to be used as part or all of the down payment for the next home. At the same time, you also secure a normal loan for the rest of the purchase. After that purchase is complete, you sell your original home and pay off the bridge loan. This is an attractive option, but it won’t be easy to change your mind about selling if the market declines because you’ll need to pay off the bridge loan. I hope these methods help you understand a few of the options out there. Let's start planning your next move! Call or txt me today at (408)835-2962

Congratulations to my client Travis on his impressive new home! We are closing escrow today and I just can't think of a better way to start out a new year! This is a beautiful hilltop property on over 20 acres in Boulder Creek, CA. It's absolutely stunning and the property photos are courtesy of the wonderful listing team at Sereno Group. Thank you to Barbara and John Harriman, Karen Izzo and Rebecca Smith for our great escrow together!
