100+ degree heat... Crawlspace time.
Beautiful Ranch Inspection in Agua Dulce.
This is a very common occurrence. I see this in panels and junction boxes all the time and is not the proper way to terminate wires. There all kinds of issues that can take place when you terminate wires like this.
100+ yr. old house inspection today in Silver Lake. Wear your mask. Nurses do all day long. Blessed.
Good Day. Mike Parkes here, with RECON Property Inspections, LLC. The pictures below are of a Furnace Unit in an attic. This is a recent inspection that was performed on a house that was built in the mid 90's. The Furnace was a newer unit (2011 to be exact). I remove the Combustion Chamber Panel and the Blower Compartment Panel, if I can to see what's inside. On this particular newer unit, look what I found...! RUST, which we all know comes from MOISTURE! Where's the m...oisture coming from, since this unit is in the attic? Is the roof leaking? No indications (stains) of any leakage noted... Why is there RUST on the inside of the Blower Compartment? Well, let's take a look at a couple things. This is a High Efficiency Type Unit. That means when using this unit in HEAT MODE, MOISTURE will be produced in the Combustible Vent Pipe. That is the Black PVC pipe that you see at the bottom of the Blower Compartment. That Vent Pipe runs too the Combustion Chamber of this Unit and when operated, all the combustible material is supposed to blow through the vent pipe to the outside of your house, not to the inside ANYWHERE. I'm NOT a licensed HVAC professional, so please get your units evaluated by a licensed professional familiar with the system. However, I do understand the workings of a unit of this type. So what appears to be happening, is the Vent Pipe is leaking somewhere and the MOISTURE is dripping down on to the sidewall of the Blower Compartment, as well as trickling over into the Combustion Chamber area. THIS IS A HAZARD!!! One, it could end up being a Carbon Monoxide Intrusion Hazard, CO2 venting into the house. Two, this could end up being a MOISTURE Leakage Hazard that gets into your building materials and we all know that Moisture and building materials don't mix. Three, this could end up being a BREACH Hazard, that BREACHES you Combustion Chamber of the Furnace and WORSE CASE SCENARIO, You have a FIRE!!! Just because it looks good on the outside, doesn't mean it's right on the inside. Get your properties inspected by a qualified professional who has done the training and has had experience, PLEASE!!! God Bless People! We hope everyone is having a safe and healthy Summer. See more
Have your property inspected. Whether you are buying, selling, investing or just want to know something. This was an improper ducting installation between the house and the garage.
