TODAY’S BUYER PROFILE: Inventory is tight, but that hasn’t stopped buyers from making moves. With increased opportunities for remote work and a need for more space, first-time and move-up buyers are flocking to larger homes in affordable suburban and rural areas. Nearly one-third of aspiring homebuyers would look for a home with a dedicated office, more square footage and more rooms. First-Time Buyers are Getting Back in the Game!... - 31% of all buyers are first-time buyers - 49% of millennials have pushed up home-buying plans as a result of the COVID-19 pandemic - 57% of first-time buyers are 18-34 years old - 75% of first-time buyers made less than a 20% down payment Want to see my full 2020 state of the market report? let me know and I'll send you the info I've compiled from all my favorite sources.

We made it through 2020, the new year is upon us (phew)! Although the economy took several unexpected twists and turns this year, the housing market remains on solid ground as we enter 2021. There has certainly been plenty of buzz surrounding the uncertainty of our future economy and the housing market over the course of this year. Which is why I think it’s important to try and cut through this noise and identify the market trends that matter. I’ve compiled some information... from some of my favorite and most trusted sources which I'll be posting snipits of throughout the week but if you'd like my full recap comment and let me know below! HERE’S A BRIEF HIGHLIGHT REEL *courtesy of @sacappraiser Ryan Lundquist of www.SacramentoAppraisalBlog.com - Half of all sales sold in seven days or fewer last month - For six months in a row sales volume has outpaced last year - We only have three weeks of supply (that’s crazy low) - We have the lowest monthly inventory in 15-20 years (at least) - Buyers made twice as many offers last month compared to last year - The number of listings has been chopped in half - Price metrics are up about 12-14% from last year - November 2020 regional volume is up 25% from November 2019 - 63% of all sales had multiple offers last month - There were 53.6% more multiple offers compared to last year - Each sale last month had an average of 3.22 offers - Sales volume is up about 2% over the past 12 months - There were 106% more million dollar sales from July to November Curious how all this impacts you? While I SO wish the mild temps of fall would last a tad longer, winter is just a few short days away. For this week’s Fix-It Up Friday, get your home tucked-in tight for the days ahead with these home maintenance tips: 1. Check your pipes. Make sure exterior pipes are insulated and caulked. (P.S. Insulation and caulk are way less expensive than burst pipes.)... 2. Get on those gutters. Got lots of trees? It may be time to consider gutter guards. 3. Feel for drafts. Gaps around windows and doors run up your heating bill. New weatherstripping is an easy DIY solution. 4. Service the furnace. Remove buildup and get your furnace ready for the prime time of winter.
