Good news bad news. The county is accepting e-filings for property transfers! yay! I'm hoping this will continue after the current crisis - there's no real reason for them to do everything in person. Hopefully this will push us forward into the 21st century instead of using 17th century property transfer recordings. Bad news is that some banks have decided that appraisers are "non-essential" services. If you need to get a loan for a property you are purchasing (98% of us...), make it a long escrow, no telling when the appraisal will get done. More bad news - our office has had a few contracts fall apart due to the current environment. Some are skittish about the economy. More good news - opportunity. If you've been sitting on the sidelines. It may be a good time to push your chips into the game. There are some great properties at some great prices that are sitting. If you move only when everyone else does, then competition is high and you often have to overbid or push yourself to an uncomfortable place.

Just received a message that the Santa Clara County Recorder's Office is closed until further notice. It might not seem like a big deal, however... If you are in contract and are expected to close escrow - nope. It's worse if you have to be out of your current residence by a certain date. It's worse if you have a loan and the rate will expire. It's worse if you can't close on your house and you don't have a contingency for this - you just lost your deposit! It's worse th...an that if you are in a 1031 exchange and you need to close by a certain date to defer taxes (could be a huge tax bill). Unless the federal government steps in - a lot of people could be in deep deep trouble. I would urge, if you are in a transaction, please be patient and considerate of the other party. In times like these, it will take cooperation and understanding to get through these delays. Be patient, and everything will work out fine.
