a lot of real estate agents talk about "sold over asking" as if its a great service to their clients... it's not. more times than not a seller will lose on thi...s kind of marketing. This is not my view, but that of the MIT Professor who wrote Freakanomics. What is a better claim is that for identical buildings next to each other, our firm was able to sell the property at $300,000 more than the current asking of the next door property which has been on the market 65 days without a taker. the difference is not about the property... same sq feet, same layout, same builder, same plans... the difference is maybe that agent is not working to the best of his/her ability to get the property sold and widely marketed. we did just that this year... and that property next door still isnt sold.
