Dear Agents: How to respond to competition? 1. Be true to yourself first! 2. Don’t look around to see what company can make you the agent you want to be. None are there for that, ever! Even if you are a so-called top producer 3. Only you can make yourself a better agent. Get busy working on the me.... 4. Look at and improve your communication skills, your service. 5. Your outlook must be to know everything about everything related to Real Estate, mortgage, Transactions, preparing a home for sale, preparing a buyer, never not have or get any client question unanswered ASAP. Don’t think you can do this all at once. Take your time, plan, work your plan. 6. Study an area every day; go to 2+ webinars every week, always be working on a new certification. 7. Check your morality, never give up on your integrity with equivocation, prevarications. Long term, it gets you unwanted consequences. 8. Keep your dignity, never succumb to criticism from others unless their motive is constructive. 9. Never change due to your stress. Analyze your stress source, then change that. Plan better, Organize better, research better, adopt stress reducing means. 10. Never minimize the power of social media to deliver your message regarding all the points above. In that regard, deliver who you are, let what you deliver be you. Never stoop to mimicking braggadocio, people see through it. Never begin a conversation in the declarative and always in the interrogative. 11. Never focus on commission only. Greed, doubt, frustration, personal destruction can take you over. Look around most agents get neurotic from planning that vacation from upcoming commission more than planning their professional life. 12. RELAX Compass, affects of VC capitalism! Can you grow bigger than competitors? Can you not just outrun the competition but can you outlast them? Where are you going to cut back? Editorial content! Value-added arguement We are already in front of a customer-user of our services. Why not add more value for that customer while we are there?... Oh, takes more education takes more training, takes more skillsets? So what? We have 9,642 agents for 835M people in San Francisco. Just a few agents do most of the business. What are all those non- productive agents doing? Living in hope? Feeling useless? Shift to using the job as a socially acceptable prop? Quit? We have a very competitive business? Why not deliver more quality services instead of more quantity of agents. What about all the $MILLIONS in dues that support offices, NAR, CAR, SFAR, lobbyists, Wall Street players like Realogy, Compass, and more? What is M&A doing for the industry? Nothing! Clients? Nothing! Industry? Nothing! Except more spending by agents trying to survive. Brokers use agents by churning agent fees Into operating revenue, not much benefit for agents. Agents pay dues, training fees, desk fees, education fees, and several small fees to Brokers. What about hype? Hype is a common thread to cover up lack of skill training and further education by Brokers. Brokers have gamed the licensing process into a profit center. Praying on acknowledgment hype as a major motivational tool. Agents succumb to the company propaganda and become addicted to the accolades. The Brand is the gloriful symbol of success in the agent’s life. Scholarship, training, support systems, serious mentoring are replaced by emotionally motivating, addictive, and temporary tools. What happens? Professionalism dies, agents cannot survive in the toxic office environment. About 67% turnover is not rare. Some offices keep agents for years with no production to milk fees under the weak excuse of we cannot manage independent contractors according to employment rules and laws. But Brokers can manage! Leadership is the key most effective tool along with recruiting skills, training programs, and mentoring. Help agents be NMLS trained to originate the loan at the same time they are chosen to be the Buyer’s agent. With sellers agent, the agent can oversee the loan to make sure buyer qualifies. Stay out of the office, obsolete and unnecessary with ZOOM to group meet. Pick up a tax reduction with home-in-office. Take Certified transaction coordinator school online. Huge advantage in knowing the transaction! Get a Brokers license!
