Dear Friends The past year has been difficult for landlords and tenants alike. Thankfully, there are resources available to assist owners and renters in our communities as they work toward recovery. Rent relief is available to eligible households who need financial assistance for unpaid rent and utilities through the California COVID-19 Rent Relief program. If you have experienced a financial hardship due to COVID-19, have past due rent or utilities, and have a household in...come that is less than 80% of the area median income, you may be eligible. If you are a landlord and participate in the program, you can get reimbursed for 80% of your eligible renters’ unpaid rent between April 1, 2020 and March 31, 2021 if you agree to waive the remaining 20% of their unpaid rent. If you are an eligible renter, you can apply on your own and receive 25% of your unpaid rent, even if your landlord doesn’t participate. Additionally, the program will pay for 100% of past or future utility bills. To learn more and verify your eligibility for the program, visit HousingIsKey.com or call 833-430-2122. Also, L.A. County is launching its mortgage relief program on April 12 in partnership with Neighborhood Housing Services. Eligible and approved property owners may have $20,000 covered to offset mortgage delinquencies. Qualifying participants must have one unit with 80% of the area median income or less with a loan balance up to $726,525, or have between two and four units with 150% of the area median income with a loan balance of up to $1 million. The property should be owner-occupied and owners must demonstrate hardship through loss of employment, reduced work hours, or tenant ceased rent payments. Owners must also be financially stable enough to resume timely payments and must complete foreclosure counseling with a participating HUD-certified counselor.
