Expect the post-pandemic economic rebound, improving job conditions and stable interest rates to continue in 2021, according to a survey of more than 20 top U.S. economic and housing experts. Housing prices are expected to climb 8.0% next year and 5.5% in 2022, with 30-year fixed mortgage rates of 3.0% and 3.25% for 2021 and 2022, respectively. Dallas-Fort Worth, Atlanta, Phoenix, Indianapolis and Provo-Orem join five other metropolitan areas among NAR’s top 10 real estate markets during and in a post-COVID-19 environment.

Taken from the original Hanchett Park subdivision sales literature. We challenge comparison with any subdivision offered anyplace on the Peninsula, as far as quality of the improvements and location of tract are concerned. The amenities included electric streetlights, flush toilets, and a septic tank sewer system. Residents bought a lot and then commissioned an architect to design a home that met Hanchett’s design standards. April 2020 Dreams by the Yard Report for Santa Clara County Unprecedented times indeed. The timing of the our local shelter in place implemented to "flatten the curve" of the Covid-19 pandemic coincided with the traditional ramp up in the SF Bay Area's spring real estate market. Sales of single-family, re-sale homes fell in March compared to last year. I think we all expected this amidst the Covid-19 pandemic. Home sales were down 16.7%. There were 612 homes sold in Santa Cl...ara County last month. The average since 2000 is 987. This compounds an already limited housing supply we've been experiencing through the years. There is some good news developing daily. We are seeing evidence that the shelter in place is working and reported cases are plateauing. Together we've covered a lot of ground in these last 40 days. We have a ways to go. The resumption of real estate as an essential function has allowed some sales to progress with strict social distancing guidelines. We expect more guidance from the governor's office in the coming weeks for the resumption of non-essential contracting, landscaping, staging and other services to allow the real estate market to fully regain its footing. There is has been talk of the real estate gaining momentum in the June/July time frame. I agree. Market fundamentals are good the interest rate environment is the best its been in years. Above all, we will have plans in place to provide safety and keep the coronavirus spread in check as we move toward the fall season. I take great joy in my role as educator, facilitator, and negotiator, and look forward to being of service to you. A good read, however keep in mind that real estate is hyper-local. Santa Clara County inventory has historically tight since the 2008-2010 downturn. There is pent up demand that may well be balanced by job losses and recession. We have our own micro-economy here. Pay attention to Apple, Google, Facebook employment numbers as leading indicators.

PLAN A VIRTUAL GAME NIGHT Challenge your pals to a round of Psych or Yahtzee via computer or smartphone app. ORGANIZE A CHALK WALK Encourage children to use sidewalk chalk to decorate their drivewaysand then stroll through the neighborhood to see everyone’s creations!
