If you buy a new home at market value you should be able to set the rent at market rate. Imagine buying a $1.5M 2bd/1ba single family home (SF prices) and being forced to honor rent that covers only 20% of your mortgage? If a single family home in SF is placed under rent control (this is what a yes vote on prop 10 would do), then transfers owners it must be rented out at the existing rate unless the new owner plans to live in it - and then for a minimum of 2 yrs. - before it can be rented at market rate. Result: There will be less homeowners willing to rent their property to begin with knowing they won't be able to sell when the time comes. This will create less rentals overall, further burdening the housing crisis. PLEASE VOTE NO ON PROP 10!
