The California Association of REALTORS (C.A.R.) recently shared data about California’s December home prices and sales, which included illustrating that December’s statewide median home price was $717,930, up 2.7 percent from November and up 16.8 percent from December 2019. Joe Curtis, our COO, and resident data geek, recently shared this super helpful graphic outlining current conditions in the Southern California real estate market and some corresponding thoughts. Take a look! Well, 2020 is now in the books. Thank God! What a year. What a ride in the real estate industry.... No real surprises in December over November. We saw a normal decline in all of our month over month indicators - inventory down in the double digits across all counties in southern California. The biggest notable here is the almost 50% decline month over month in new listing for Orange County. Rates are still low. Inventory is seasonally low and in southern California - historically low (see Michael Simonsen's latest video on the market https://lnkd.in/gygiMnk Bonus: you get to see his new stash Cancellations are a bit higher month over month but I'm not overly concerned - December is typically a "month of reckoning" where we have a rush to close many deals before year-end and they either close or cancel. Same same but different - inventory is low, rates are low, which is continuing to tip the supply-demand scale towards higher prices. This is the month over month comparison in southern California with both Pango Gro...up data and regional level data provided by Altos Research. Cancellations have normalized from last month's increase. We are beginning to see a "slight" slowdown in resale openings, but our numbers are way up year over year. San Diego is the market to keep an eye on right now with a huge increase in Absorbed (read lots of houses came off the market relative to September). It addresses various COVID-related issues, including the deadline extension that allows real estate license application and renewal fees to be paid by June 30, 2021.
