San Diego Residential Construction Peaked in the mid-80's with a spike in 1999-2005. What does this mean? Looking at how many less permits were given out after 2005, you can see that San Diego is not building enough housing to support the population growth. Overall, this can mean harm to a city as people will struggle to find places to settle.... Who else is hoping to see another spike in housing construction soon? @ San Diego, California

Looking back on August, there was a 11.5% decrease in new listings yet 26.8% increase in pending sales compared to the previous year. The median and average sales price have both jumped 17.1% since last year and the inventory of homes for sale decreased by over half. What do you interpret this to mean for the market? @ San Diego, California

Last week, the National Association of Home Builders reported their Housing Market Index hit an all-time high in the 35-year history of the series with a score of 83. The Federal Housing Finance Agency also released its latest Home Price Index. The report showed home prices actually rose 6.5% from the same time last year. These numbers show that home values have weathered the storm of the pandemic. How do you feel about these increases?

Remember, you may qualify for an owner occupied loan if you, the borrower, intend to live in the property in which you are obtaining the loan. This may be as a primary residence or if the loan is for a consumer purpose (bill consolidation, helping a family member, etc) and is tied to any form of real estate. The increase is likely due to improvements in the housing market, business property values and the overall state economy. This year, the value hit an whopping $604.7 Billion.
