Salesforce Tower is 61-story mixed-use commercial tower located at 415 Mission Street in San Francisco, California. Currently, Salesforce Tower is the tallest skyscraper in San Francisco and the second-tallest building west of the Mississippi River. Hines Interests Limited Partnership was selected by the Transbay Joint Powers Authority (TJPA) to purchase and redevelop the site. However, Boston Properties acquired most of Hines' interest and become a 95% owner of the as...set in 2013. Hines sold its remaining 5% interest in the building to Boston Properties in 2019. The project design team included Pelli Clarke Pelli Architects, Boston Properties (developer and owner), Magnusson Klemencic Associates (engineer), and a joint-venture between Clark Construction Group and Hathaway Dinwiddie (construction). In 2014, Saleforce.com signed a lease for over 700,000 square feet of space in the tower to become the building's anchor tenant. The lease value is estimated at $560 million over 15 and a half years. The building is currently 97% to multiple tenants including Salesforce, Covington & Burling, WeWork, Bain & Company, Accenture, McDermott Will & Emery and Hellman & Friedman. Net Operating Income The Net Operating Income (or NOI) is a tool used to analyze the income generated by an income pricing property. It is calculated quite simply using the following formula: NOI = Asset Revevues Operating Expenses.... NOI figure is exclusive of taxes, principal and interest expenses (for financed assets), depreciation and amortization, and capital expenditures.
