Just funded! Rate and term refinance of a single-family home in San Joaquin County, CA. Borrower got a loan for 2.375% (2.451% APR) as a 30-year fixed!! Borrower decided to "buy down" his rate by paying ~0.5% of the loan and lock in an amazing rate once and for all. Here's a great nugget of knowledge: Borrower has aging parents and used a little-known provision where, if one is providing housing to one's parents or children, the home can qualify for a primary residence mortga...ge even if the Borrower has another primary residence. The lender only looked at the profile of the son and did not consider any income, credit, or debts of the parents. Of course, everyone's situation is different. Just funded! Rate and term refinance of a single-family home in Alameda County, CA. Borrowers got a 2.5% (2.506% APR) 15-year fixed with no closing costs. Everyone's scenario is different and rates fluctuate daily. Lately, the trend is that they've been at historic lows, but they may be on the rise soon. Fannie Mae and Freddie Mac increased effective rates to borrowers a couple weeks ago by introducing an "adverse market fee," which was to take effect on September 1st. This ...raised rates instantaneously. The lending industry pushed back and this fee has been delayed until December 1st.
