Actual numbers for home (detached) sales here in San Diego; May 2020 is down 41.9% from May 2019. While the current environmental situation is influencing some of that, people are not 'pulling the trigger' because there are not many options for them to pull the trigger on! Sellers are not as apt to sell because there are no homes that they would want to move up and purchase. A double-edged sword.

My second point pertains to how COVID-19 is affecting Real Estate sales. Is it a good time to buy? Is it a good time to sell? Completely depends; If you are in a stable career such as the medical field, government employee, military, insurance, any career that is a deemed essential or is large enough not to be dramatically affected in a few months of uncertainty, AND you have some reserve for emergencies, I feel this is a great opportunity to buy. Interest rates are histor...ically low and we will see prices start to flatten a bit. As for selling in this market; inventory levels are still extremely low, which means less options for buyers. I am still getting activity on listings, people are still house shopping. Touching base with you all. I have been talking with clients, friends, and family the past week and its a scary, stressful, confusing time right now for everyone. This is solely my opinion and what I call 'real talk'. I am in no way trying to scare you, I just want to help with some advice. Pertaining to the Real Estate world, (here in San Diego), it varies across the board. First off, the vacation rental and Airbnb market is squashed; and in my opinion will continue to be... flat through summer and at best bounce back in September. I have Airbnb's and I had to adapt and did so IMMEDIATELY. My advice to people with vacation rentals is to think about getting a short term tenant to occupy to help offset your mortgage. I was able to get a 6 month lease signed from a solid tenant (I had an overwhelming amount of inquiries, which surprised me). If you feel you want to float your mortgage (and can afford it), please be prepared to do so for at least 4 months until we have a clearer direction as to where the economy ends up. I am already seeing properties that were Airbnb's end up for sale in the past couple weeks. I do feel we will start to see more inventory hit the market, due to failing vacation rentals. This will happen over the next few months, which will be a positive for anyone looking to buy. Again, just my thoughts and opinions, but I felt I wanted to share where my heads at with all of this.
