‘Twas the night before Christmas And all through the town Not a person could shop No hotels to lie down... All the businesses left Because a few said, No! But Muelrath Public Affairs said, It doesn’t have to be so! They dashed to the scene With gumption and grit They knew they could help It was a perfect fit With cell phones in hand And laptops in tow They set right to work To neutralize the foe They gained supporters And taught them fast How to put pressure on leaders To fix things at last Soon the city Was thriving once more Businesses grew Tax revenues soared So, the moral of the story Is one that is sound Muelrath Public Affairs builds positive perceptions To get your project off the ground. - Muelrath Public Affairs, Inc. Wishing you all the best this Holiday Season and Coming New Year! From All of Us at Muelrath Public Affairs, Inc.

MPA was excited to partner with the California Statewide Communities Development Authority (CSCDA) Community Improvement Authority to enter into a public benefit agreement with the City of Fairfield to transition Park Crossing, a market-rate apartment community in Fairfield, into an all-affordable, moderate-income housing community. The agreement, which was unanimously approved in a recent vote by the Fairfield City Council, requires the authority to maintain the property (i....e. regular landscaping, painting, maintenance) for the life of the agreement, maintaining both a high-caliber, yet more affordable multi-family housing community for residents and a site that nearby residents can remain proud to call their neighbor. This is the second market-to-affordable housing conversion MPA has worked on in the City of Fairfield, coming after similar agreements MPA was involved with, including two in the City of Santa Rosa. MPA worked with Sonoma Valley community leaders to pass Measure F, a 10-year parcel tax extension to support Sonoma Valley Hospital. With nearly 80% of the vote in favor, Measure F was overwhelmingly approved by voters in the November 2nd election, and ensures that Sonoma Valley Hospital and its emergency room will remain open for the foreseeable future. This is the 5th time MPA has worked with Sonoma Valley Hospital supporters on a ballot initiative campaign (all successful), and we’re thrilled to see them win by the largest margin in favor of the hospital’s parcel tax since the parcel tax was first enacted by voters in 2002.

MPA has a long working relationship with The Dutra Group and San Rafael Rock Quarry (SRRQ). The Marin County Board of Supervisors recently approved an addendum to a previously-approved Environmental Impact Report (EIR) for the SRRQ that will allow the quarry to extend mining life and reclamation work for 20 additional years. The same, stringent safeguards to protect surrounding neighborhoods remain, including defined hours of operation, annual production limits, daily street sweeping and other protocols. With this extension, the mine life and reclamation work at the quarry site can continue until 2044, instead of 2024 as projected in the 2009 EIR. We’re happy for The Dutra Group, and appreciate their due diligence and collaboration with neighbors to make this a collaborative process that included neighborhood and community input.

MPA was proud to partner with USA Properties Fund to conduct community outreach and help build support for the College Creek Apartments project at the former Sonoma County Water Agency site in Santa Rosa. MPA worked with the applicant to brand the project, educate surrounding neighborhoods about the development proposal, field and answer questions from the community, and build support for the project leading up to the City of Santa Rosa’s Design Review Board hearing. As noted in Friday’s front-page article published by The Press Democrat, with the Design Review Board’s unanimous support for the project and Major Design Review approvals closer to completion, the 164-unit all-affordable College Creek Apartments development should be able to break ground next year! https://www.pressdemocrat.com/.../santa-rosa-apartment.../

Another MPA Success Story: Last night, the Windsor Town Council voted 3-0 to overturn the Planning Commission’s denial of the Mill Creek residential development project in Windsor, CA, which enables the project to move forward now that all necessary entitlements have been approved after last night’s vote. MPA was able to cultivate support from dozens of Windsor residents/voters who left voicemails for Councilmembers, wrote letters to town officials and spoke in support of th...e project at public meetings. The groundswell of support created for the Mill Creek project helped ensure its success, and brings this beautifully-designed, 360-unit multi-family housing project near Windsor’s future SMART Station closer to reality! Great Week for MPA and their clients, Acclaim Companies and AG Spanos. Community outreach and reaching consensus is essential for moving projects forward. Even amidst a busy campaign season, MPA delivered. On Monday evening, the Petaluma City Council voted to Certify the Environmental Impact Report and voted to move the Sid Commons proposal forward. Sid Commons is 180-unit multi-family proposal nestled among 68 acres of land West of Highway 101 and between the future Ranier Avenue and East Washington Street. On Tuesday evening, The Fairfield City Council voted unanimously, for the 281-unit Green Valley Apartments a multi-family residential housing proposal located on a barren parcel between Business Center Drive and Neitzel Road/Suisun Valley Road on nearly 10-acres.

Measure C, the Napa County Watershed and Oak Woodland Protection Initiative, was by far the most divisive issue facing Napa County voters in the June Primary Election. On Election Night, with a county-wide all-mail ballot election, just 40 votes separated the yes and no sides, exemplifying the varying and divided perspectives on the measure. It was an uphill battle from the start with more voters inclined to vote yes to support Measure C at the outset of the campaig...n, but MPA went all-in with nearly a dozen mailers, a barrage of online banner ads, videos, a social media campaign specifically targeted to voters and an all-out Get Out the Vote effort. We were pleased to see our 40-vote deficit on Election Day turn into a 632-vote lead that assures the failure of Measure C, proving MPA’s unrelenting strategy and fight to the finish paid dividends in assuring our success! #NoOnC #NapaCounty #Victory http://www.pressdemocrat.com//measure-c-proponents-concede See more

Congratulations to @johnmvasquezforsupervisor, who sailed his way to re-election in a 4-way race in the Solano County District 4 Supervisor race. MPA worked with John to achieve nearly 55% of the vote against a sitting City Councilmember and two other competitors, and avoided a November run-off! John has cemented his pathway to serve a 5th term as Supervisor. #JohnVasquez #4thDistrictSupervisor #SolanoCounty #Victory https://www.dailyrepublic.com//vasquez-overwhelms-challen/

We’re excited to see Supervisor Virginia Bass win re-election to a 3rd term on the Humboldt County Board of Supervisors! MPA is thrilled to see Deva Marie Proto handily win an open seat to serve as Sonoma County’s next Clerk-Recorder-Assessor and Registrar of Voters! Despite a challenger who was endorsed by prominent officials and Press Democrat, Deva easily won with 64% of the vote by combining direct mail, social media/television spots and numerous sign locations to catapult her to victory in this traditionally low-key countywide contest. Muelrath Public Affairs was pleased to lead this important campaign. Congratulations, Deva! #DevaMarieProto #ClerkRecorderAssessor #SonomaCounty #Victory http://www.pressdemocrat.com//proto-wins-sonoma-county-cle
