Changing the Fairytale #womenempoweringwomen We’ve come a long way but the truth is, there is still a very prevalent notion in our society that home ownership comes after marriage.... But according to 2019 data, single women made up 20% of home buyers last year while single men made up 10%! I’ve had the privilege of working with a few women in this category and I just wanted to take a moment to highlight their HUGE accomplishment. Despite the common misconception that home ownership is nearly impossible in California, these women saved, planned, and took initiative to reach out to get educated about the process and how owning a home would help them build wealth over time. You inspire me so much and I’m honored to be able to call you my clients. #challengeaccepted #womenempowerment #empoweredwomenempowerwomen See more

Can Recent College Grads Qualify for a Mortgage? YES. Most have heard you need a 2 year work history in order to qualify for a mortgage.... But....For an individual who just finished college and is now a full time employee in the field in which they got the degree for, you can still qualify for a mortgage. The years you were in college actually becomes part of your work history when filling out the application form. Even if you just started working, if you now earn an annual salary of x amount and your employer can verify that, we can still use that full income for qualifying! Note - Rates fluctuate daily and the numbers presented in the video are only estimates for the purpose of the example. Many believe the down payment is the main indicator on when to buy. For example, when I have enough money saved for 20% down then I will buy a home. But that’s not the main factor that should make your decision on when you should buy. ... If you are financially stable and have some funds to put down for a home comfortably and are comfortable with the payment presented, that’s when you should buy. How much should you have prepared on top of the down payment? The numbers laid out in the video are for the purpose of simplifying your planning for how much funds you should have prepared in total when buying a home. First Time Home Buyer FAQ Series Topic #1 - Property Taxes The property taxes you pay will be different from what the seller’s have been paying.... How much you pay in property taxes is calculated by taking the price you are purchasing the home for and multiplying it by whatever the tax rate is in the neighborhood / city your home is located in. For example, if the tax rate is 1.15% and you are buying a $500,000 home, the property taxes you pay annually will be: 0.0115 x $500,000 = $5,750 or $479/month. #mortgage #mortgagetips #propertytax #homebuyingtips #firsttimehomebuyer #firsttimehomeowners #buyingahome #homeownershipgoals #homepurchase #educationfirst See more

It’s interesting how sometimes one simple concept can ease a lot of fears in the housing market today. Although no one has a crystal ball, during times like this, the best we can do is study the data and trends to determine the most probable outcome. Supply and demand leads me to my personal opinion on what might happen to home values due to the pandemic.... We were and still are in a record low inventory environment. The opposite is true for the years leading up to the housing bubble burst 11 years ago where we saw the home values decrease dramatically. Although the appreciation forecasts economists were predicting has gone lower, home values as we stand now are predicted to remain steady or appreciate slightly in the short run. Simply due to the lack of inventory available. But there are still a lot of interested buyers looking to enter the market. #mortgage #realestate #covid19 #homevalues #housingmarket #realtor #mortgageadvisor #minamortgage See more
