Finally, inventory is at a record low due to the tightness in the market. Traditionally, Spring will bring more homes on the market, and that can start as early as this month. Time will tell how and if the market levels off during the next few months.

Not surprisingly, with the relatively higher demand, the price per sq.ft. has increased as well.

Normally, the winter months are slow, and the time it takes to sell a house is relatively long. Not this season, and not here.

Just like in prior weeks, our office meeting this morning made it clear that we have a serious shortage of inventory. While some of this is normal and to be expected this time of year, buyers are out and about in greater numbers than normal. The chart below illustrates how the fall market continued fairly strong into and through the holidays, and how inventory has just not kept up with the demand.
