Our French Valley Grand Opening Premiere was a fabulous event with great food and music. We had over 100 people attend including Chuck Washington our County Supervisor and Jeff Stone our State Senator.

Not since the Repeal of the 18th amendment on December 5th, 1933 has there been such a significant law to come into effect as the new Cannibis measure which will take effect tomorrow on December 29th. In general terms the ordinance will allow 10 licenses to be obtained. Five in the M1 Light Industrial zone and five in the M2 heavy industrial zone. All Cannibis operations from growing to dispensaries must be integrated under one roof. Our listing team at Lee and Associates Co...mmercial Real Estate Services Riverside is representing the Fairway Pacific Business Park in Lake Elsinore where we have buildings ranging in size from 20,891 sf to 50,774 sf. Currently, all of the buildings are spoken for and are in escrow. Phase II was recently submitted to the City and will consist of 7 buildings for sale/lease in sizes from 8,000-17,000 sf. According to our most recent survey of industrial buildings for Lake Elsinore, the vacancy rate for buildings from 5,000-50,000 sf is basically 0%. With the impending Cannibis Ordinance about to take effect, our listing team probably gets about 10 calls a week for Cannibis type businesses looking for a place to operate. The irony in this situation is that there are no current available vacant buildings for any of the prospective licensees hoping to obtain a license from the City. Rumors are that the annual costs for the licenses will exceed $500k per year. Further complicating matters is that no licenses can be applied for without an address for the business operations. This is going to get real interesting in the coming year. Look for prices on these buildings both for lease and sale to increase exponentially in the short term. The City of Lake Elsinore is going to make a lot of money which will hopefully go to funding a lot of needed infrastructure within the City limitsof course provided that these Cannibis business operators can find places to work out ofwe shall see!
