Keep in mind statistics show selling with an agent garners higher profitsoften enough to cover commission AND put more money in your pocket. Pro: No doubtsyou are your home’s biggest advocate, expert, and cheerleader. No one knows your home better than you. Con: While you may be an expert on your home, you may not have the sales and marketing experience to sell quickly for top dollar. A qualified agent will have a proven track record of selling homes in your zip code. Pro: You set the schedule and parameters for home viewings and negotiations. You have control over who, when, and how buyers see your home. Can you even believe it? You’ve been counting down the days until closingand it’s FINALLY here! I’ve compiled a short Closing Day Q&A on what you can expect as you roll up to the closing table. Q: Who will be there? A: Situations vary, but you can expect some combination of these folks: Buyer (that’s you!), real estate agent (me!), escrow officer. The seller will be signing around the same time but you will not sign together.... Q: What will I do? A; Stretch those fingers and get ready to sign, sign, sign. At closing, the seller will sign ownership of the property over to you, and you’ll sign to receive possession. Q: What should I bring? A: Bring a photo ID and a cashier’s check to pay any closing costs. Your agent will tell you any other documents specific to your situation. Don't forget- all wiring instructions will be told to you verbally! You will not receive wiring instructions in an email ever. Q: When do I get the keys? The closing process is relatively simple, but be prepared for A LOT of paperwork. (And always, always, always ask if you have a question along the way.) The good news is once you’ve signed the last page, it’s ALMOST time to get a hold of those keys and celebrate! While I SOOO wish the mild temps of fall would last a tad longer, winter is just a few short days away. For this week’s Fix-It Up Friday, get your home tucked-in tight for the frosty days ahead with these home maintenance tips: 1. Check your pipes. Make sure exterior pipes are insulated and caulked. (P.S. Insulation and caulk are way less expensive than burst pipes.) Here in the Bay Area we really only have to worry about the hose bibs- so just get those covered.... 2. Get on those gutters. Prevent water damage to your foundation by cleaning out gutters. Got lots of trees? It may be time to consider gutter guards. 3. Feel for drafts. Gaps around windows and doors run up your heating bill. New weatherstripping is an easy DIY solution. 4. Service the furnace. Remove buildup and get your furnace ready for the prime time of winter. Change the filters! 5. Be ready for frosty mornings. Salt increases traction and accelerates melting so have it on hand to head off sidewalk accidents.
