Market Update: As we enter week 6 (or is it 7)? of the Governor’s Work from Home order, the strength of the Southern California Real Estate market continues to amaze me! Demand remains high, and supply remains low, creating a stable market even in the face of uncertainty. In ordinary times, this market would be breaking records. Good news. Mortgage banks are beginning to see new liquidity from government backing and are slowly returning to the market. Pay close attention to ...Wall Street and the bond market - this needs to stabilize before business can return to a ‘normal level’ - it’s just beginning to do so now. Consider the strength of the market we’ve seen even with the absence of many mortgage products - once stability returns and the availability of mortgage products return, it will bring with it an entirely new segment of the market....get ready for the frenzy! Our partner companies are going above and beyond to make sure our transactions close. I continue to hear people comparing today’s crisis with the market collapse of 2007-2009. There is a HUGE difference between then and now. Here are the three main differences as I see it: 1.) 2007: Led by Wall Street and bad lending practices that were driven by an overheated housing market. In short, the banking system collapsed, which led to a collapse in housing. 2020: Led by a virus. Unrelated to any economic condition. Nothing to do with ‘bubble’ economies, Wall Street greed, or bad business decisions in any sector. 2.) 2007: When Wall Street crashed, it left Main Street with an OVER supply of housing and NO demand. Housing prices plummeted. 2020: Inventory (supply) remains tight at less than 90 days. Demand is HIGH- we have not seen significant pressure on pricing. 3.) 2007: The market crash was caused by markets doing what markets do...identifying anomalies and then equalizing them, just like water flowing from high pressure to low pressure. 2020: We did this to ourselves.
