I’m going to give you a quick rundown on what happens after you make an offer and your new home is under contract. So grab a cold one, kick your feet up, and take a listen to what’s coming up next in your home buying journey:... 1. First, your agent will carefully review the purchase agreement to ensure you understand it and feel 100% comfortable with the terms and contingencies. 2. You’ll need to meet with a mortgage lender to firm up financing details and lock in your interest rate. 3. Inspections are ordered. Once the home inspection report comes in (and you should definitely request a home inspection), you and your agent will negotiate any repairs with your seller. 4. Towards the closing date, you’ll get a call from title company to schedule your closing document signing appointment. 5. Finallyit’s time to head to closing! Keep in mind that once your home is under contract lots of things happen behind-the-scenes. Don’t worry if it’s quiet for a few dayspeople are hustling to get everything just right for your closing. So you got an offer (score!), but it has a contingency (hmm..). Here's what you need know: First, cheer up! A buyer loves your homeso much so that he or she put in an offer (seriously, they really like it!). There's just one little catch (AKA the contingency). In order to buy your home, the buyer wantsor needssomething else to happenlike their financing to come through, the inspection to come back clean, the appraisal to prove worthy, or their current home to ...sell. As long as the contingencies are met within the given timeframe (usually 60 days)the deal is as good as done. When you get an offer with a contingency, talk it over with your realtor to make sure it works for you. Remember middle school social studies (yeah, sorry to bring that up)? We all learned the difference between wants and needs. Needs? Food, clothing, shelter, and water. Wants? Pretty much everything else. To help focus your house hunting, we’re going to make a wants vs. needs list all of your very own. So grab a pen and paper or your phone and favorite note-taking app and don’t worryI’m here to help keep the two categories straight. Here’s a simple definition. Needs are... the non-negotiable features; the features you simply must have in yor next home. Wants are the ones you’d like to have, but you can add or change down the road. Needs might be things like: Enough square footage for you and your family Sufficient bedrooms and bathrooms First floor master bedroom Close proximity to work and school Attached two-car garage Grassy yard for children's or pet's play area Wants will look more like: Specific paint or exterior color Pool, jacuzzi, or other exterior water feature Fenced-in backyard Specific carpet, hardwood floors, or tile Kitchen amenities like countertops and appliances Walk-in shower or double bathroom vanity in master Don’t feel like your first draft has to be your final draftand above all else, remember you can’t change the lot, the location, or the price you paid so spend a good amount of time thinking through those three before moving on. Sometimes we can’t make progress on our to-dos because our brains are so full of other thoughts, plans, and intentions. Before pulling out your list, grab your phone or a blank sheet of paper and do a brain dump of all those thoughts swirling around. ... Create a task snowball. Tackle your to-dos in this order: Complete the tasks you can knock out in the shortest amount of time first. This gives you some easy wins under your belt and carries momentum into your next task. Know your rhythms. If morning is your productivity sweet-spot, use those hours to tackle tasks that require the most mental bandwidth. Save the afternoon for your more administrative and routine to-dos. Flip-flop this plan if you’re the opposite. None of us will ever reach productivity bliss but that doesn’t mean we don’t keep trying, growing, and learning. So let’s get after it!

While prospective lenders will have plenty of questions for you, don’t be afraid to find the right lender and loan by asking a host of questions all your own. Here are a few to get you started: 1. What type of loan do you recommend for me? Why? There’s no one type of mortgage loan that’s superior to anotherbut whichever you choose, you need to know ...why it’s best and how it works. 2. Will my down payment vary based on the loan I choose? If you’re tight on cash or don’t want to be cash poor, let your lender know. Loans vary in their down payment requirements. 3. What is the interest rate and the annual percentage rate (APR)? Everyone talks about the interest rate, but the APR is just as important. It combines the interest rate with the fees a lender charges to originate your loan. 4. Can I lock-in an interest rate? If so, for how long? If you think rates will be moving up, ask if you can lock it in for a set period of time. 5. What will my closing costs be? Are they a part of my loan, or will I pay them in cash at closing? Remember, closing costs usually run 3-6% of your loan value so you need to know how they’ll be covered. Don’t understand something your lender says? Stop and ask for clarification. This is your home buying journey, and you deserve to understand the process every step of the way. What a crazy year 2020 has been! As many of you know, our family had plans to move to the island of St. Maarten which would have been taking place right about now. As COVID-19 began to make drastic strides across the world in early March, Darren and I were days away from hoping on an to the island to work out the logistics of our move- schooling for the kids, housing, etc. Luckily we decided to cancel that trip amidst the pandemic unfolding since our return tri...p home was ultimately cancelled indefinitely with all flights grounded. "Where there's a will, there's a way"! The pandemic hasn't diminished our desire to embark on this adventure and has rather made it even stronger. We all felt a tremendous letdown when the original plans weren't a viable possibility in the immediate future. We had put so much energy, focus and thought into this plan over an 8 month period and moreover the kids were ecstatic about it! Along comes Barbados! We have flipped our script on our script flip!! The Virassammy's are moving to Barbados! Our 12 month VISA's were approved and we are running full steam ahead! Take that COVID! Watch out world! Decorating my house for fall seems to come a bit more natural, I think. In some ways, it’s as easy as taking my favorite things about sweater-weather season and sprinkling them all over my home. You can never go wrong with traditional orange but think outside the patch with creamy blues, warm metallics, textured fabrics, or even real heirloom pu...mpkins. Mum's the word, right? Nothing says fall quite like orange, red, or yellow mums discreetly placed in your kitchen, bathroom, or entryway. Swap out your candles. By all means, pull out the fall-scented candles, but consider darker hues, too. Deep velvets, rich greens, or even jet blacks will modernize any room especially in elegant gold candleholders.
