AGENT VISUAL INSPECTION - AVID FORM Those words bring cringe to most agent's faces... Either you have one you need to do, you don't really have time to go do, or maybe forgot to do and closing in 3 days?... Did you know that it is California Civil Code 2079.3 for each broker to visually inspect the areas that are able to be physically/visually accessed in a "reasonable, competent and diligent" manner? And you as the agent on behalf of the broker are to complete this inspection? The AVID is not a required form, but was created to assist agents in their due diligence and to document what was seen by the agent. It also includes language that clarifies what the agent is to inspect and responsibility. When you delay and complete the AVID last minute on the listing side, you are extending contingencies - RPA 10 A (7). The AVID exists to document the compliance with civil code, provide file documentation & really is one of the best tools for an agent to use in a transaction. However, with any form that you are completing, verify your brokerage requirements.
