2021 HOUSING MARKET FORECAST It has been said, "Prediction is very difficult, especially if it's about the future". As well as, "Those who have knowledge, don't predict. Those who predict, don't have knowledge." Therefore, it is best to approach the 2021 Housing Forecast with caution. The attachment below represents the consolidated 2021 Housing Market Forecast from: Fannie Mae, Freddie Mac, the Mortgage Bankers Association (MBA) & the National Association of Realtors (N...AR). Only Freddie Mac predicts that home sales will decline during 2021. However, all four organizations project that home values will increase during 2021. In fact, the National Association of Realtors estimates a 6% increase, nationwide. While the Mortgage Bankers Association anticipates a more modest gain of 2% in home values during 2021. Mortgage interest rates are also estimated to stay low during 2021. In fact, the Chief Economist for NAR, suggested that rates will stay low for some time (and possibly for the entire year). However, predicting mortgage rates is difficult, at best. In addition, there are so many floating variables that impact interest rates, nobody really knows. To elaborate, I recall during 2004, Alan Greenspan (the head of the Federal Reserve) telling consumers that it didn't make sense to take a 30 year fixed mortgage. Take out an ARM instead, Greenspan stated. Not very good advise by AG, to say the least. I'm am not going to predict that these organizations are incorrect on their estimates of mortgage interest rates for 2021.
