I can talk until I am blue in the face about the benefits of home buying, real estate investing, utilizing a VA loan or any type of mortgage to make a leveraged... purchase. This Marine Corps officer client purchased this condo in 2014 for $255,000 (for $0 by utilizing his VA loan), lived in it for 6 months before life changed and he moved. He rented out the condo for 4 years and just sold it for $363,000 (highest ever sale price in the community). He walked away with over $85,000 in his pocket from a $0 investment in just over 4 years. He could have held on to the property for 30 years and it would likely been worth closer to $750,000 and his mortgage would have been fully paid off, but he decided the $85k return after 4 years was enough for him.
