It’s a common misconception that homebuyers need to provide a 20% down payment when they close on their home. In reality, the median down payment is much lower, thanks in part to factors like equity and down payment assistance programs. DM me to learn more about the options available to support your homeownership goals. #buyingahome #downpayment #downpaymentassistance #NAR

More Generations Are Living Under One Roof This Year This year challenged us to reprioritize everything - from the way we use our time to where we work, how we socialize and gather together, and our needs at home. For many, this also meant making decisions about how to best support and engage with our extended families, near and far. In some cases, we weren’t able to see our relatives and loved ones who were living in senior facilities. In others, maybe older children moved b...ack home. Turning a House into a Happy Home We talk a lot about why it makes financial sense to buy a home, but more often than not, we’re drawn to the emotional reasons for homeownership. Simple way to build credit If you're planning to spend over $300 on gifts this year, first take the $300 cash to your bank and get a $300 secured credit card. Use the card to pay for the gifts but don't max the card. Pay the balance of the card down over the next few months with your monthly earnings. Soon enough, your credit card limit AND your credit score will increase. The bank will give you back the $300. It will become easier to make larger purchases without a cosigner, etc. -James McMinn #sharingiscaring #KSAAnna

Are you a Marine getting stationed anywhere in the Southern California area? Then we need to talk. You see that number? $80,532. That is the average amount of APARTMENT rent you can expect to pay out over the course of an average 3 year PCS. $2237 a month for an APARTMENT. Y'all. I can't. And base housing is even worse! You might get a great house, or you very well might not, and any of us who have lived on base know how that goes. Worse, if you are (for example) a ...Sergeant stationed on Camp Pendleton, that 3 years in base housing? It will have cost you $93,204. Ready to call your monitor for those orders to Oki yet? Well, hang on. Let's not give the SgtMaj a heart attack juuuuust yet. Call me first. Here's why - YOU CAN GET THAT BAH BACK!!! YES TF YOU CAN! How?! By planning ahead! (Hey SgtsMaj, what was that saying about prior planning? You know the one.) Let me give you an example. Young SSgt purchased a single family home in 2018 upon getting his orders to MCAS Miramar. Nothing wild, nice place. Two years later, he just sold that home, resulting in not only recovering ALL of the money he originally paid for the home but ADDITIONAL $55k on top of that. Yes, his home increased in value that much! YES HE GOT ALL THAT BAH BACK BECAUSE HE HAD PAID IT INTO HIS OWN HOME! (Oh, and we were able to get the now-GySgt a beautiful new pool home for an interest rate almost *half* that on his original home so win-win there as well, and he now can continue to increase his net worth! Bravo Zulu, Gunny!) So what am I saying? Should EVERYONE rush out right now and get a home? NO! I cannot stress this enough - EVERY family, every situation, and EVERY MARINE is different and will have different needs. But what you SHOULD do is get in touch with me. Let's have a chat - on the phone, over text, on Zoom, or over socially distant coffee. Want my cell? 858-375-8145. Let me go through the process with you, and let me show you what my team and I can do for you and your family. I am here, and I've got your six.
