Southern California Red Flag Warning Extended through Sunday! The fire danger is extremely high and all residents should be prepared to evacuate immediately. The biggest threat is from flying embers so homeowners need to make their homes as ember resistant as possible. Here are some things you can do today: * Clear at least 100 feet of defensible space around your home - removing overhanging tree branches, clearing gutters and roofs and thinning out plants. * Move all combus...tible items away from your house, including wood piles, patio furniture and umbrellas. * If you have to evacuate, close all windows and doors, including the garage door, and close the window coverings to prevent heat transfer into the house. It’s Wildfire Season. What can You do to Protect your Home? Last winter’s record rainfall meant an end to the drought but it also led an abundant growth of wild... grasses and plants. Those plants have dried out over the summer, creating a large supply of fuel sources for a fire. Many fire experts are predicting Southern California will experience several large wildfires this year, the kind that the Pacific Northwest and Northern California have already experienced. It is important for you to remember that the fire agencies do not have the resources to protect every home when hundreds of homes are threatened. It is imperative that you make your home as fire resistant as possible, especially from flying embers. People mistakenly assume their jewelry is included under their homeowner's policy, and then find it is not when they lose a piece or have it stolen. A good friend of mine had a $10,000 diamond ring go missing from her house (she believes it was taken by the housekeeper or a visitor) and found out it wasn't covered when she called her agent. What she didn't realize was that all homeowner's policies have a sublimit for theft or loss of jewelry items, and that limit is usually v...ery small. Heavy Rains are Expected Tomorrow - What do you know about Flooding? Since Southern California receives so little rain, people often ask me why they would ever need flood insurance. Flood insurance covers damage from any standing or rising water coming from a natural source like rain, a river or the ocean, and includes tidal surges. It also covers damage caused by run off and mudflow. Much of the property damage we see from floods is caused by water running down hills, overwh...elming the drain system and flowing onto private property. One day last year, it rained so hard that the amount of rain completely overwhelmed my client’s outside drains. The water flowed into his garage, damaging the flooring, walls, baseboard, and items stored on the ground. Fortunately, he had purchased flood insurance a few months earlier and the insurance company paid to have the garage restored to its original condition and the personal property replaced. Basic flood insurance policies are written through the National Flood Insurance Program (NFIP). You can also purchase additional flood coverage, called excess flood, if you are concerned that the NFIP limits are not enough.
