We have, perhaps, seen the peak of the housing market and the peak of the refinance markets as well. What next? Well, generally we will start to see professional Mortgage and real estate folks leave the business because they can't earn enough money. We will also see more buyer activitiy as inventory of homes for sales slowly increases. Prices should also start to temper down. This could take awhile. ... Watch the ratio of foreclosures to home sales coming in the next 18 months. As home prices settle down, if they do, and equity is lost, it could be possible that homeowners in forbearance start to sell to save their nest egg. Again, driving inventory up and prices down. Or, we could see the Fed and Government step in again to reinvigorate the entire housing market. Remember, housing is perhaps the largest driver of income for government and increasing interest rates ultimately means the government will have to start paying more for the trillions of dollars in loans it has from the Federal Reserve Bank system. They won't like the increased payment costs. The government is actively working to stabilize the housing markets after the pandemic inflicted job losses. While I agree with David Stevens and Rick Sharga that there should be limits on how much interference the government should have on already existing and accepted legal contracts between services and investors, I have also learned not to fight the power of the Fed and the Government. I expect we will see future foreclosure moritoriums thru the end of 2022 and potential...ly some HAmP like programs that will quickly put the homeowner back on steady ground. The next question becomes, when will the housing market stabilize? With low inventory and high demand forcing folks to stay in homes they may want to sell as well as builder inventory years behind demand, how much more can this housing market endure before buyers simply reject the high prices? Or, will small mom and pop investors lost their investment housing nest eggs and that loss will become available inventory for future buyers? Let us know what you see in your market.
