DON'T FALL IN TO THE LISTING AGENT TRAP! When you buy a home you need someone that is in your corner...and ONLY your corner. The reason that some listing agents push so hard to "double end" deals is because they stand to double their commission.... The only problem is that when this happens...both sides of the transaction lose! The seller leaves money on the table because the agent won't negotiate as well as they would if they weren't representing both sides... And the buyer doesn't have someone looking out for just their interests during important negotiations regarding price, request for repairs, and terms. The only person that wins is the listing agent...and that is NOT AT ALL what this business should be about. I did not get in this business to make it all about me and my income...I got in to this business to HELP people find their dream home and get it with the BEST possible price and terms. "AM I LOCKED IN ONCE I WRITE THIS OFFER!?" One of the biggest fears that first time home buyers have is feeling like they are trapped once they write an offer on a home. It is such a big decision...and there ends up being a fear that they are "locked in" to the home even if there ends up being a major problem with the property. This is the EXACT reason for something called CONTINGENCY PERIODS!... There are 3 main contingencies that are important to note for first time home buyers: 1.) INSPECTION CONTINGENCY - This is a certain amount of time that you are given to do a professional inspection on the home and make sure that it is in the condition that you expect. If there is a problem...you are also allowed to make a "request for repairs" from the seller. 2.) APPRAISAL CONTINGENCY - This is in the contract to allow enough time to have the home professionally appraised. Your lender will order the appraisal and it will give you piece of mind that the home is actually valued at the price that you agreed upon in the contract. 3.) LOAN CONTINGENCY - This is in place to make sure that you can ACTUALLY secure the financing that is necessary to buy the home. You will wait until you get the "clear to close" from your lender before removing this contingency. Long story short, there are safeguards in place to make sure that you are not taking on any unnecessary risk with regards to your new home. You never want to enter in to escrow only focused on the ways that you can get out of the contract...but it is important to note that if something major does come up...you won't be stuck with a home that is going to cause you more headaches than joy! ARE YOU RENTING!? USE THAT TO YOUR ADVANTAGE! When you buy your first home that might be the only time in your life where you can put in an offer that isn't contingent on selling another home. You can DEFINITELY use that to your ADVANTAGE!... You can make your offer much more flexible than someone else out there that has to sell a home before they can buy. You can provide terms that may be much more enticing to the seller of the home...here are a few examples: 1.) A longer or shorter escrow period depending on what the sellers need. 2.) Potentially let the sellers of the home rent back from you until they find their replacement home. 3.) Offer the sellers extra possession of the home to give them a little extra time to move. These are just a few options that you have at your disposal...there are many more ways to make your offer much stronger than someone else who doesn't have the same flexibility. FIND AN AGENT THAT YOU ACTUALLY LIKE! I know this sounds like a given...but you want to make sure that you find an agent to work with that you actually like! Buying your first home is a big step.... The process can have a lot of emotional highs and lows...and you will undoubtedly have a million questions. You want to find someone that you feel comfortable enough with to ask all of the questions that you have...and someone that you can picture helping you through one of the biggest purchases of your life. Do they understand what you are going through? Do they have a plan to help you through any fears that you have? Are they someone you can have a conversation with regarding exactly what you are looking for in a home? And MOSTLY...do they LISTEN TO YOU!? Find someone that you are comfortable calling/emailing/texting whenever you need help throughout the process! WHAT IS A CMA!? It is a term that you may have heard of when talking to someone about real estate...and it stands for Comparative Market Analysis. Essentially, it is a collection of information and data on a specific home that helps to give you a MUCH better understanding of that home's value and current worth.... Sellers will use a CMA to help them in determining how much to list a home for...but it is also an extremely valuable tool for buyers as well! If you are considering putting in an offer on a home...your agent should ABSOLUTELY be putting together a CMA for you. This will give you a better idea of what price you may want to offer...and it will give you the right expectations on whether or not you should expect a counteroffer based on the price. It will also give you an idea of how urgent you need to be as it will highlight how quickly similar homes have sold. The main thing is that it will give you a ton of information on a property that you are thinking of calling HOME...and that is ALWAYS a good thing! DON'T WORK WITH AN AGENT THAT IS LAZY AND DOESN'T CARE! With all of the home information that is available online these days...there are WAY too many agents out there that are totally fine with letting you work harder than they do. But you have your own life to manage...and your agent should be working A LOT HARDER than you to find and help you buy your perfect home.... If you took your car to the mechanic...they wouldn't make you fix your own car while they sat in the back. And even if they did...you certainly wouldn't expect them to get paid if this happened! That is exactly what agents are doing when they make you do all of your own research on Zillow or Redfin. Often times people don't even know how much work their agent should be doing because there are too many agents out there that don't do enough. This is my career and a major part of my life because I love it...so if you are working harder than me to buy your next home...Then I am not doing my job! TELL A STORY WITH YOUR OFFER! Once we FIND your dream home...you want to do EVERYTHING you can to make sure that you BUY your dream home! One thing that I do for all of my buyers that makes a huge difference is something called a "buyer biography."... It helps to add a human element to what is usually a very businesslike transaction. It is good to remember that the sellers are real people too...and if they have multiple offers that are all very similar...it will help to make a real connection with them by explaining who you are and why you love the home. "WHEN IS MY FIRST PAYMENT ACTUALLY DUE???" It sounds like an easy question...but it may not actually be when you think. Mortgage payments are not the same as rent payments...and the main difference is that they are paid in arrears. This means that your payment is typically due at the end of a certain period of time, such as one month.... So for example, if you close on the purchase of your home in early October...your first payment will actually be due on December 1st! Knowing this ahead of time can make it easier to budget for things such as moving expenses, closing costs, new furniture, and all of the other stuff that comes with buying a new house... "I'LL GET A BETTER DEAL IF I WORK WITH THE LISTING AGENT..." This is NOT TRUE AT ALL! One of the biggest misconceptions with regards to buying a new home is that you will get a better deal by working directly with the listing agent.... Part of this myth comes from not having a clear understanding of how a buyers agent is actually paid. It is CRITICAL during a transaction as complex as buying your first home to have someone that is completely in your corner...and ONLY looking out for your best interest. And the best news is that it doesn't cost you anything at all! The agent for the buyer is paid from the net proceeds of the sale of the home...and the commission is paid based on a predetermined split that is also paid to the listing agent. Don't let a listing agent negotiate you in to a deal that costs you more money... Instead you can use a buyers agent and have confidence that you are saving as much money as possible! See more
