When you’ve never experienced the new construction process, it’s easy to buy into any number of misconceptions about it. I'm here to set the record straight about some of the myths about building a new home so you can make the decision that is best for you. : I don’t need an agent. : Builder’s sales agents are extremely friendly and knowledgeable about the homes and models. However, as nice as the sales reps may seem to you, they represent the builder. Their job is... to get the best price for the builder and meet sales quotas. They are not looking out for your best interests. It is so important that you have your own representation. : I will save money if I do not use an agent. : Builders factor in realtor commissions into their financial formulas or proformas. They do not give the commission that would have been paid to a realtor, back to the buyer. I work for you and represent you for FREE, and I am paid by the builder. In real estate, it is typical for the seller to pay the entire commission for both the selling and buying sides. : I don’t need help picking out my selections I know what I like. : No matter how long you plan on living in a home, it is important to take resale value into consideration. There are some upgrades that make resale sense and some that don’t. There are upgrades that can be done for a lot less money after settlement. There are also some options that builders have a significant mark up on, while others are very reasonably priced. I can help you use your money smartly with a focus on creating the look you want within your budget. Do I splurge on Level 5 granite or should I upgrade the cabinets? These are things I will help you navigate. Purchasing new construction is definitely exciting, but it's easy to get caught up in the emotions of designing your dream home. One (very) frequently asked question that most buyers have when they first start their home search, is . Do I go to my bank? Do I use the guy my sister used 5 years ago? Do I use an online lender like Quicken Loans? (the answer for that is always a no from me). These are all options that you could choose, but my number one recommendation is .... A mortgage broker is someone who reviews multiple offers from a network of lenders, and advises you on the best loan offer for you and your financial situation. A lender can very easily make or break a transaction, and a bad lender can very easily make the entire process a nightmare, and even cause the deal to fall apart at the last second (trust me, I've seen it happen). Before you decide on a winner, it’s important to compare interest rates and fees offered by at least 2-3 lenders so you can be sure you have the best deal. It is also important to have good rapport with whoever you choose, they are going to be the ones handling your money after all. Need some recommendations? I absolutely love helping my clients build their dream home, however it is important to make sure that building a home is the right choice for you. Here are a few things to consider if you are thinking about buying new:... 1. ? Building a new home typically takes anywhere from 6-18 months depending on the builder. 2. ? New homes are never perfect, but the chances of having to fix a broken pipe or replace a heater in the first 5 years are significantly lower. Additionally, most builders include a range of warranties with their homes. 3. ? With new construction, you would be able to build something that fits your needs and wants, and not have to compromise as much as you may have to with a resale. If you are considering buying new construction, ' ' . You will want to have someone advocating for your best interests and negotiating on your behalf! Remember, the builder salesperson works for the builder, and represents their best interests, not yours. The more you know going into the process, the better you’ll be able to navigate the process of building a new construction home! That's where I can help!
