Good news Recent reports show home prices are still on the rise. Paired with rates bumping against their lowest levels in four years, we're seeing vast opportunities, whether you already own or are looking to buy. First, the background. ... The Federal Housing Finance Authority recently reported that 2019 home prices were up 5.1% year-over-year. At the same time, primarily due to stock market concerns about the coronavirus, investors are purchasing more bonds that support lower mortgage rates. That means we have an environment where, even if the home PRICE is higher (good for your equity), the COST may not be. If you're looking to buy, the cost of your monthly payment may be the same or even less than before, despite the higher prices. If you already own, falling rates and growth in your home's value can provide access to lower payments, cash from equity, elimination of mortgage insurance, or trading to a new home. Riverside Continues to Grow While Multifamily Demand Stagnates While Riverside’s population growth is outpacing its neighbors in California's Inland Empire, one would think it would be a decent time to be in the multifamily business. But it’s not. A flurry of multifamily deliveries hit the Riverside/Corona submarket in Q3 2017 with less-than-impressive lease-ups. For example, the 289-unit Metro at Main in Corona delivered last July and remains 40% vacant. The same can be said... for Metro Gateway, a 187-unit complex in Riverside that also delivered last July and remains 37% vacant. Recent multifamily deliveries in the Southwest Riverside County/Temecula submarket posted somewhat better results, but it came at the expense of existing apartments as net absorption has not kept up with deliveries in the submarket. While homeownership seems like the obvious culprit, the flow of people moving to Riverside are mostly inducing demand for single-family home rentals. From 2010 to 2016, there was an increase of more than 21,000 occupied, detached single-family rentals, based on the Census’ American Community Survey. That is more than twice as many multifamily rentals; by comparison, homeowner-occupied units remained roughly the same. Some of the issue, too, is that even though Riverside County’s population growth is stronger than its coastal neighbors San Bernardino County grew by 0.9%, Orange County by 0.4% and LA by 0.1% its 1.5% growth is still somewhat modest. But if population trends continue to favor Riverside County, and diminishing levels of housing affordability in coastal markets suggest they will, then investors should look for healthy demand for multifamily to return throughout 2018. Lake Elsinore's home resale inventories is 216, which increased 6 percent since March 2018. The median list price per square foot in Lake Elsinore is $178. March 2018 was $178. Riverside County Real Estate Market Extends Growth in Home Sales 4/9/2017 in Inland Empire, Riverside County On top of a 3.8% jump in sales over the last 30 days, the Riverside County market extended a three-week hot streak with a total of 3,099 homes sold in that span. As sales trended higher, prices have been increasing. The median sales price hit $342,000, extending a four-week long spike. The rising prices and sales, coupled with a low three months of inventory available, point to Riverside County being a seller's market.

Distressed properties such as foreclosures and short sales remained the same as a percentage of the total market in February. The median listing price in Lake Elsinore stayed the same from January to February. There were a total of 25 price increases and 79 price decreases. Inventory: 267...
