I did not know until I became a realtor (that asks a lot of questions to appraisers ) ....Appraisers do not follow definitive price points in several areas of an appraisal. . Recently we represented a buyer in purchasing a home that had renters in it. The property had been remodeled approximately 4 years ago with a new kitchen, bathroom, roof and windows. BUT the renters that were living in it were not clean at all - like layers of grease on the wall, co...unters and oven and way too much stuff in the house and out in the yard. . The appraiser knocked the sellers $15,000 for condition of the home. The most amazing part to me was that the other homes that he was comparing them with hadn't updated their bathrooms in like 15 years!! . If I was representing the seller, we definitely would have discussed this with the appraiser to try to get it changed, but I was representing the Buyer so I kept my mouth shut. For whatever reason the seller's agent did not argue it and our Buyer was able to save $12,000 on her purchase. . Cleaning may not be everyone's forte...if it's not yours - pay the $500 - $1000 to not only attract more Buyers, but potentially save yourself thousands of dollars. . *A great question to ask realtors when you are interviewing them is how they would handle a low appraisal. If they say that the appraisers' ruling is final, than move on to the next one.* .
