This time, housing supply is at a historic low. Demand is real and rightly motivated. Even if there were to be a drop in prices, homeowners have enough equity to be able to weather a dip in home values. This is nothing like 2008. In fact, it’s the exact opposite.

So I did a thing! Something I said I would NEVER do again, but I knew this was for a great cause. I joined a ground level (over a year old) farm to table CBD direct sales company. Say What?!! (Yes I am still a Realtor) So how did I get here? Well here is my story: All my life I was prescribed a pill as a solution for issues. Growing up it was Adderall for my ADD, and fast forward to over a year ago, after my second child, I was having more shifts in my mood, I was stressed an...d had major anxiety. Solution? I was prescribed Lexapro to help alleviate some of those feelings and take the edge off. It worked a little too well, I started not to feel anything at all. I was an empty shell, numb to all emotion which happens a lot on those pills. I had to stop and I did. Which brings me here, why couldn’t I have something that was all natural from mother earth to help with anxiety, stress, moods etc.? Problem! CBD is everywhere, and it is so unregulated you never know what is in your CBD bottles. So I did tons of research and 80% of CBD comes from China! They use hemp to clean their air and then its bottled and marketed to consumers in the states (gross). Most CBD is not organic USDA certified so if your CBD doesn’t have a scan code for the lab results, chances are you’re getting additives and sometimes harmful chemicals which is scary. Ahhh and here was Green Compass. A USDA Organic certified CBD company that is truly helping adults, kids, and pets. Its organically farmed in North Carolina, and they 3rd party test everything, and have full transparency. So you think you’ve found the one and you’re ready to put in an offerone that will be simply irresistible to sellers. Here’s how to make sure yours stands out from the rest: Include a pre-approval letter that shows that you’re serious, qualified, and ready to purchase. Use a friendly tone. Let sellers know you want their homeand that you’ll be easy to work with all the way to closing. Put your best footand priceforward. You may only get one shot, so make it c...ount. Use comps and trends as a guide, but go in with a strong number you know a seller would find favorable. If you can pay all cash, say so. When you don't need financing, your offer is less risky for anxious sellers. Propose to close quickly and only include contingencies if you must. If you really want to make an impression, include a short hand-written note with your offer. Sometimes it’s the smallest gestures that have the most significant impact. And of course, when you’re ready, lean on the advice of your agent(me) to write an offer that works for you and gives you every advantage in landing the home of your dreams.
