Property Tax Payment Reminder Since April 10th falls on a Saturday, the deadline moves to the next business day. The Second Installment of the 2020-2021 Annual Secured Property Taxes are Due by Monday, April 12, and Becomes Delinquent after 5 p.m. Property owners can make multiple partial payments on this installment. Penalties will only be applied to the unpaid portion after the payment deadline of April 12, 2021.

**New Prop 19 Information!** I am proud to say Orange Coast Title is the first title company to share information about the newly passed proposition that will replace FIVE exemptions with new rules. This will effect homeowners 55 or older, those with severe disabilities, and victims of wildfires. Plus, this Proposition will make changes to inherited homes that are not used as principal residences, such as second homes or rentals, when transferred to children or grandchildren.... ***MEASURE E - Effective July 1, 2020 for ALL transfers in San Jose over $2,000,000. *** For example, a transfer of real property where the value of consideration is $11,000,000 would be taxed at a rate of 1.5% on the entire $11,000,000. The tax owed would be $165,000. Payment of the tax is the responsibility of the parties to the transfer and may be paid by either party. This is in addition to the current transfer tax rate.
