What do I do to get my home ready for the MLS? How big of a down payment do I need? What kind of credit score should I have to buy a home? Should I sell my current home before buying a new one? There are NO stupid questions in real estate so ask away! I’m here to help however I can. See more

Should you wait for a lower mortgage interest rate? This is a question I've been getting a lot lately, especially as interest rates have reached record lows over the past year. So, should you wait for them to go even lower before buying? Here's what you need to know: 1. As rates are projected to increase in 2021, it is wise to take advantage of the low interest rates that are available now.... 2. The combination of increasing interest rates and home prices impacts the overall cost of purchasing a home. A higher rate = a higher monthly payment, since your interest rate is worked into your monthly cost. 3. It's better to act now rather than wait for future rate declines that may never come. 4. If you've found a home that fits your needs and your budget, don't wait! You will certainly benefit from taking advantage of the current rates. Have other questions about mortgages or interest rates? Don't hesitate to ask! Send me a message or leave a comment with any questions below. See more

It’s the Mount Everest of questions, the big one, the one everyone wonders about, but only a few are so bold to ask. Drumroll, pleasethis week’s Frequently Asked Friday question: Q: If I can sell my house by myself, WHY do I need an agent?... A: You know what? It’s true. You CAN sell your home without an agent. But the better question is SHOULD you sell your home without an agent? Consider this true scenario for one FSBO couple: Saved $9,000 on agent commissions -- sounds great! Lost $19,000 on selling price -- sigh. Sadly, this isn’t uncommon. I see it all the time, and it usually plays out something like this: A seller puts their home up for sale by owner. Then, after weeks or months of frustration, they give me a call to bail them out and get the job done quickly. Did you know, in fact, that 90% of FSBO FAIL to sell their home without an agent? If you want maximum profit in minimum time, you need an agent. Statistics show an agent typically gets you 25% more on the sale completely covering agent commissions! PLUS, you’ll gain an advocate , expert, and cheerleader who’s single goal is looking out for your best interest as you complete one of the largest transactions of your life! Considering selling by owner? I'd love to talk about the process and answer any questions you may have. Shoot me a message -- I'm here when you're ready! See more

Remember how you said, Maybe next year? Well, 2021 has begun, so here's your friendly reminder to stop scrolling, crunching numbers, and dissecting commute routes, and start getting stone cold serious about buying your first home. To nudge you forward and give you a plan to follow, here’s a breakdown of the six steps in the home buying process:... 1. Gather docs and get pre-approved. 2. Secure down payment funds. 3. Begin the house hunt. 4. Negotiate an offer and contingencies. 5. Schedule a home inspection. 6. Close, get the keys, and move in! It's time to make 2021 YOUR year of homeownership. (And guess what? You don't have to do it alone. I'll be here to guide you every step of the way!) Shoot me a message and let's chat! You’ve seen it everywhere -- and every time, you think, GAH, that looks AMAZING! Know the trend? Yep, wallpaper accent walls. Savvy home decorators have snatched a page right out of their mentors’ 1980s playbook and are embracing wallpaper once again with a modern twist and a bit more sophistication. Wanna give it a try? If you’ve got the wall, some willing friends, and free Saturday, here are a few tips to get you rollin’:... 1. Choose your color, style, and pattern. Look at as many pics as you can, but since this is an accent wall, don’t be afraid to go bold. 2. Read the instructions carefully. Seriously, skimming won’t do. There is more than one kind of paper and they aren’t all applied the same way. If you’re not careful, you’ll end up with a goopy mess instead of a stunning wall. 3. Go ahead and cover the outlets as you go. When everything is dry, you go back and cut off the excess paper. 4. Smooth wallpaper from the center towards the edge. This will get rid of air bubbles instead of just moving them around. With these tips (and few easy-to-follow video tutorials), you can take a room from ho-hum to heck-yeah in just a few short hours. Wondering what other improvements you can make to your home that will offer a return when you sell? Send me a message -- I’d love to share the top upgrades for 2021! See more

So you’ve decided to invest in real estate! Fist bump (air fist bump, that is)! The next question you’ll need to answer is the type of real estate you want to pursue. As a new investor, you’ve got three main options: residential, commercial, and land. Residential includes single family rentals, vacation rentals, small multi-family properties, and fix-and-flip homes.... Commercial includes retail and office space, industrial warehouses (huge right now!), and large multi-family properties. Land includes investing in land for commercial, residential, farming or mining use. With real estate investing, there are more options than there are time and money to pursue. Start small, stay steady, and seek advice from more seasoned investors. Got questions? Send ‘em my way! I’d love to help. See more
