BEFORE & AFTER: 250 King St., #412, San Francisco, CA - one of our latest stagings. This is one of the smaller properties we've worked on this past year with cosmetic updates and staging. As far as I'm concerned, the property's size is utterly irrelevant. The joy of my work is to assess a property with the eyes of a potential buyer, pay attention and make note of what catches that attention in a less than pleasing way and, depending on it's importance and cost, update or c...hange those items. I know what catches the eye of buyers both consciously and - frankly more importantly - unconsciously. And it is my joy to correct those things whenever possible - more often than not in a very budget conscious way We chose all new paint colors, all new surface mounted light fixtures, all new cabinet hardware and best of all, a furniture layout that - though it is the antithesis of what the building architect chose for the unit by way of his doorway and ceiling light placement - particularly the electrical box placement for the "dining area chandelier". I chose to follow my gut and did a more intuitive furniture layout which made the room feel much bigger, allowed for much more seating, gave us a larger dining area and table and frankly, a more refined use of space. And the dining area ceiling electrical box? It now powers the fab new LED track light that lights of the art over that 12' long sectional, the coffee table and other individual pieces of art. Win Win.

I am so deeply touched and humbled by the following text sent to me by one of the now grown and mature children who grew up in a nearly 4000 square-foot home we recently re-designed and staged. OK this little monster had me and my associate Ken Embry at the 530 Sanchez job till nearly midnight last night. How can such a simple modern daybed be such a complicated piece of furniture to put together! There must’ve been 50 bolts! And the thing didn’t arrive until 7 PM last night at the job site! I mean I’m glad I got it at least, but my Lord All new sconces and all new towel bars installed in the bathrooms and the towels put on. All new light fixtures installed throughout the property. Plants and flowers finally finished up. I think we’re finally ready for Photography today
