This is absolutely one of the most meaningful closes I’ve had in my career. Although each client I help close is unique, the story that these two have purchasing their first home is priceless. ____________________________________________ Early March we were house hunting and had been doing so for about 2 months now. There were some contenders but nothing spoke to them. On the 7th of March, we finally found something worthwhile! We put an offer in and went into contract th...at day! God worked his miracle because the on March 8th California issued a statewide shelter in place for the first time in history causing a disruption to families, businesses and several industries. At first a lot of us didn't know what to think or do. This had never happened before. All construction had to stop on homes that were midway complete. Fortunately, the developer got permission to complete their project on time so it could be move-in ready. ____________________________________________ Congratulations to my clients for purchasing their first home admist the beginning of a pandemic. They reminded me that the best things come out of true determination and adversity. Hands down some of the best people I’ve ever met and had the opportunity to work with. There are many ways to save money when purchasing a home. Here are some ways to save money in any state. No matter what city you're in you can look into these methods while in the process of buying your home. ______________________________________... When meeting with your lender ask them if they give clients credit or rebate money and how much. Since down payment assistance may not be an option right now you can allocate most of your money towards the minimum 3-3.5% down payment to qualify for an FHA loan. Once that’s taken care of, the money for closing costs can come from various reliable sources. On the same topic of financial lenders, ask them if there are any grant programs that can be used to leverage the purchase. More than likely you won't have to pay that grant money back and it comes at no cost to you. ______________________________________ In recent events global protests and COVID -19 have dramatically affected local real estate markets in good and bad ways. For local markets that are buyers markets (when the market is in favor of the buyer) a good realtor can negotiate seller credits as apart of the terms of the purchase. Seller credits vary in amount and can not exceed certain limits.
