Your house has resolutions too, you know! Here are the home maintenance tasks you should be tackling in January! Store Christmas decor in labeled bins (I like to use red and green to keep it festive and easy to find in my pump house) Refresh play spaces (grab a few stylish storage bins from Target to clean up the kid toys!) Replace smoke alarm batteries... Clean out the fridge and wipe down shelves Replace shower curtain liners or remove water stains from shower doors Wipe down fan blades Wash duvet covers and sheets Organize dresser drawers and closets Replace burnt out light bulbs Remove dust from air vents Make a list of items to stock up on (please don't let it be toilet paper again this year)! House Hunting & Netflix - what do they have in common? Raise your hand if you've ever looked for something to watch on Netflix for so long that you realize it's time to go to bed and you just spent the night watching previews? SAME! It happens a lot! Well friends, here is what Netflix and House Hunting can have in common...... If you start your home search without really digging into the features you want in a house, the lifestyle you want it to create, and what your deal breakers are - you're going to feel a lot like one of those nights filled with Netflix previews - only for you, it's going to be home previews! Here are 3 things you can do right now to get your home search on the right track so you can eliminate the overwhelm! 1. Write down a list of your top 3 must haves - think of the features you can't change like specific school district, location, or specific layout that is accommodating to your lifestyle. 2. Write down any major deal breakers and do NOT look at houses that have them. If a deal breaker is not having a finished basement because you know you want that extra space for kids and entertaining, then don't look at houses without finished basements. Stick to your plan! 3. Determine what kind of work you're willing to do vs not do. Maybe you're okay with some paint refreshing and bathroom updates but you don't want to get into any major renovations. Keep that top of mind when looking online! We had a great year at Gateway Properties! Melissa Duvane joined us in early 2020, and she has absolutely CRUSHED IT! We are a small group, so I didn't really do "awards" so to speak. But if I did, this gal would have got it. I am so grateful for her wisdom, her friendship, her work ethic, and her integrity. It's so important to me that every one that is a part of Gateway Properties shares the same values in business that I do. We have a culture that puts our clients first EVERY time, and Melissa does just that. I am SO grateful she is part of our #girlgang. The day I almost died doing real estate. Sometimes I am dumb...real dumb. This was one of those days. I can't help it, I get personally invested in my clients' lives. I care about your investments like they are my own. I truly CARE about your property. Sometimes that gets me into trouble. ... A few years ago I was selling a house in North Highlands. It had been a rental property for several years, and financially my clients were in a position that they HAD to sell. Every dollar mattered. After the tenants moved out, we needed to do some cosmetic repairs to get it tip-top shape so my clients could net the most money possible. We were just about to hit the market when I got a call from the neighbor asking if I had new tenants. That's never a good call to receive when you know the property should be vacant. Ugh... I knew what I had to do. If I had a cape, this is when the dramatic music would be cued, and I would spin around and turn into a superhero. My superhero name would be HOMEGIRL! I hopped in my car (wearing my fictitious cape, of course), and headed to North Highlands. I think Eric was out of town, and I knew I should probably tell someone where I was. I called my neighbor, Karyn, and told her the address of the property and what I was doing. Of course, she thought I was dumb, but she agreed to stay on the phone with me and to call the cops if anything got weird. When I got to the property, I noticed the window was broken and some items were stacked under the window to allow for easier access. I put Karyn on speakerphone and stuck her in my pocket while I used the key to enter. I have no idea what came over me, but let me just tell you...my alter ego "Homegirl" is fierce! As soon as I walked in, I saw several people sleeping on the floor of the living room. I started screaming and ripped the blankets off them and was yelling at the top of my lungs for them to get out of my house. Pocket Karyn was losing her mind and calling the police on her other phone. One of the squatters lunged at me with a pocket knife but didn't hit me. Turns out I looked like such a lunatic that THEY were scared of ME?!?! I managed to scare off 7 people, and came out of there unscathed. The police and my handyman finally arrived (thank you, Karyn!), and we were able to help me get the property secured. In about 10 hours, the squatters had managed to light a fire on the new carpet, and smear feces all over the walls (why???? just why???). Luckily the sellers agreed to an alarm system and the squatters didn't return and we were able to sell the house without further incident. But seriously, what the heck was I thinking?!?!? I didn't die "real estate-ing" that day, thank goodness, but I will gladly pull out my HOMEGIRL powers whenever necessary.

Researching active, pending, and sold listings for market analysis Coordinating appointments, showings, and meetings Responding to leads on social media, or by text, phone, or email (I'm quick to respond!) Completing, submitting, and working on my files for closing Maintaining and managing my client database Updating my website and social media accounts Meeting buyers for showings or sellers to discuss listing details Negotiating offers and repairs with clients and agents Sharing smiles and hugs with clients who just bought the home of their dreams (THIS IS THE BEST). In real estate, we take advantage of all kinds of cleaning hacks. Seriously guys...I am a total sucker for a good life hack...this one is good! Let's be real...if you have kids (or even some adult types) you probably have toothpaste splattered mirrors, fingerprint covered windows, and glass doors that get grimy. If you are out of the commercial stuff and don't feel like running to the store for more glass cleaner, making your own is actually pretty easy. ... This one cuts through grease and grime and evaporates so quickly that it doesn’t streak. Perfect every time! How's that for a win?!? NO STREAK HOMEMADE WINDOW CLEANER 1/2 cup clear, non-sudsy ammonia 1 1/2 cups rubbing alcohol 2 tsp. dish soap 2 cups water (approximately) Pour ammonia, rubbing alcohol, and dish soap into a 32-ounce spray bottle. Shake lightly to disperse dish soap. You don’t want it to fill up with bubbles or you have to let it sit for a few minutes. Fill the remainder of the bottle with water. That’s it! Notes: -Make sure you use the clear, non-sudsy ammonia, not the heavy-duty stuff, or you will get streaks. -I like to use microfiber cloths to clean my windows and glass because they don’t leave lint behind. This is an affordable and easy way to clean your windows, mirrors, or even shower doors! Try it out...you might even decide you like it even better than the commercial stuff!

Every house we sell matters to me. Literally...EVERY SINGLE ONE. Every house has a story of a person or a family, and I 100% take that to heart. Their story, their hopes, their dreams...they all freaking matter to me. When things don't go 100% according to plan, I have sleepless nights right along with you. Your life, your stress, your JOY...I share it. ... This one was special. We sold this house for a BAD A$$ lady. She's a warrior, a survivor. She's more than my client, she is my friend. This beautiful home had served her and her son well for many years, but it was time for a change. I am so grateful I had the opportunity to help her along the way. She wanted a single story in Loomis under 500k. That's hard y'all. Loomis is COMPETITIVE, and inventory is CRAZY low. Which is no surprise...because Loomis is AWESOME! Real talk...we had some heartbreaks along the way. We lost out on a few darling homes. There were a few angry moments, a few sad moments, but it ended with HAPPY moments! YEAH! We found her an off-market property that wasn't even listed yet. Can I tell you something??? Having friends in the industry really matters! Having a good reputation matters! My client is well-known in the community, her roots run deep here....and thankfully, so do mine. The sellers of the new house trusted us and gave us a shot and accepted our offer before the house was even finished. We got her house sold to a lovely buyer who also had a house to sell (that gets complicated, let me tell you!)...but it all worked out in the end. We had three agents that were awesome, a total of 5 properties in a contingency chain...and we all worked together through bumps, delays, and frustrations. This type of situation RARELY happens. You guys...honestly EVERYONE was cool (agents AND clients). No one likes delays, we totally understand that...but EVERYONE was professional and kind. Everyone cared not only about their clients, but the other clients and people involved as well. That matters to me, because PEOPLE matter. Huge thank you to my beautiful client who is living it up in her fabulous single story Loomis home. Thank you to the buyers of this great townhouse in the Orchards who is going to LOVE living in our wonderful community, and to the sellers of the Loomis home my client purchased.
